Quick Guide to the Sales Process

Independent Valuations

Everything Ibiza can arrange for independent valuations of a property. This will confirm that the asking and selling prices are realistic, to give you peace of mind and highlight any issues for both buyer and seller at an early stage.

 

Making an Offer

Once an offer has been made by the buyer and accepted by the seller of the property, or the buyer has submitted an acceptable offer, your Everything Ibiza property consultant will arrange a meeting of both buying and selling parties. At this stage, a 10% deposit is payable to the seller following the drawing up of the 'Compra-Venta' contract and this is held by both parties lawyers until the completion of the sale.

The deposit would be retained by the seller should the buyer break the agreed contract. Should it be the seller that breaks the contract, the buyer would be entitled to double this sum, less any fees that may be applicable.

You may wish to seek legal advice to ensure that any agreement meets the necessary criteria of Spanish law. This function can be undertaken by the bank if required or by a an independent lawyer of your choice.

 

Completion of your Property Sale

On the completion date, all buying and selling parties go before the public notary to sign the deeds and for the keys to be exchanged. Our property experts will be there on hand to make sure this final but important stage runs as smoothly as possible. We will accompany you to the notary and handle all official and municipal affairs, tax and administrative procedures, allowing you to buy or sell with Everything Ibiza in total trust and with complete confidence.
