Die Verschiebung nach unten bedeutete, dass die R\u00fcckzahlungen f\u00fcr Hypothekenbesitzer in Spanien sanken. Der Euribor war seit seinem Abrutschen in den negativen Bereich Anfang 2016 infolge der quantitativen Lockerungspolitik der Europ\u00e4ischen Zentralbank stetig angestiegen.<\/p>\n<p><\/p>\n<p>Spanische Notare berichten \u00fcber einen Anstieg der Hypothekenantr\u00e4ge, und es scheint, dass die Kreditvergabe nach den St\u00f6rungen, die durch die Einf\u00fchrung von Rechtsvorschriften zum Schutz von Hypothekeninhabern im letzten Sommer verursacht wurden, wieder ansteigen k\u00f6nnte. Eine Politik, die es Hausk\u00e4ufern effektiv erschwert hat, eine Hypothek zu erhalten.<\/p>\n<p><\/p>\n<p>Die Zahlen zeigen, dass im Oktober 2019 in Spanien fast 24.300 Hypotheken f\u00fcr Wohnimmobilien unterzeichnet wurden, was einem Anstieg von mehr als 8% im Vergleich zum Vorjahr entspricht und einen Aufw\u00e4rtstrend von drei aufeinanderfolgenden Monaten fortsetzt. Die durchschnittliche Darlehenssumme f\u00fcr den Erwerb eines Eigenheims sank jedoch im Vergleich zum Vorjahr um fast 4% auf knapp 132.500\u20ac.<\/p>\n<p><\/p>\n<p>Im Jahr 2020 k\u00f6nnte der Wohnungsmarkt in Spanien auch von einer neuen Regierung beeinflusst werden. Das im Dezember 2019 gew\u00e4hlte Regierungsb\u00fcndnis hat bereits zugesagt, das Problem des bezahlbaren Wohnraums in Spanien anzugehen. Die Politik der Koalition zwischen den Mitte-Links-Sozialisten unter der F\u00fchrung von Pedro Sanchez und der linksgerichteten Podemos k\u00f6nnte potenzielle Investoren aus dem Ausland abschrecken, die einen Rechtsruck bevorzugt h\u00e4tten.<\/p>\n<p><\/p>\n<p>Steuererleichterungen f\u00fcr Immobilieninvestmentgesellschaften (SOCIMI) werden wahrscheinlich \u00fcberpr\u00fcft werden, und Unternehmensstrukturen f\u00fcr Immobilieninvestitionen werden von der neuen Linkskoalition nicht gef\u00f6rdert werden. Podemos m\u00f6chte auch Mietkontrollen einf\u00fchren und die Vermietung an Touristen regulieren, obwohl nicht alle vorgeschlagenen \u00c4nderungen vom gesamten Parlament unterst\u00fctzt werden.<\/p>\n<p><\/p>\n<p>Es kann auch argumentiert werden, dass es im Falle der von der neuen Regierung geplanten Mietkontrollen nur wenig gibt, was nicht bereits auf regionaler Ebene geregelt ist, was bedeutet, dass die nationale Regierung kaum die M\u00f6glichkeit haben wird, das System der Ferienvermietung an Orten zu \u00e4ndern, an denen es am lukrativsten ist, wie z. B. auf den Balearen.<\/p>\n<p><\/p>\n<p>Das neue Jahr wird einige Ver\u00e4nderungen mit sich bringen, die sich auf den spanischen Immobilienmarkt und die spanische Wirtschaft im Allgemeinen auswirken werden. Es scheint, dass der Boom ausl\u00e4ndischer Investitionen, der im letzten Jahrzehnt zu verzeichnen war, aufgrund von Ver\u00e4nderungen des politischen Klimas Turbulenzen ausgesetzt sein wird, und die Immobilienpreise k\u00f6nnten auf ein realistischeres Niveau sinken.<\/p>\n<p><\/p>\n<p>Die \u00c4nderung des Euribor-Satzes wird jedoch kurzfristig f\u00fcr die K\u00e4ufer von Vorteil sein, da Kreditnehmer, die bereits variable, auf dem Euribor basierende spanische Hypothekendarlehen besitzen, eine Senkung ihrer R\u00fcckzahlungsraten verzeichnen k\u00f6nnen. Bei einem typischen Darlehen von 120.000 \u20ac mit einer Laufzeit von 20 Jahren werden sie etwa 7 \u20ac pro Monat sparen.
