Der offizielle Verband der Immobilienmakler (COAPI) meldet positive Anzeichen, die auf ein ausreichendes Wachstum f\u00fcr den Rest des Jahres 2020 hoffen lassen, um den Weg f\u00fcr die optimistischen Prognosen zu ebnen. Im Gegensatz zur Finanzkrise von 2008, wo die Erholung bis 2014 dauerte, gibt es auf dem Wohnungsmarkt nur ein geringes oder gar kein \u00dcberangebot. Mit ziemlicher Sicherheit haben wir aus den verheerenden Folgen der Krise gelernt, und die \u00f6ffentliche und private Verschuldung hat keine katastrophalen Ausma\u00dfe mehr, so dass ein zweiter Crash unwahrscheinlich ist.<\/p>\n<p>\u00a0<\/p>\n<p>Es gibt auch weiterhin einen gro\u00dfen Appetit auf spanische Immobilien aus dem Ausland, der durch die zeitweilige L\u00e4hmung des Marktes durch COVID noch weiter angeheizt wurde. Der Immobiliensektor hat sich neu erfunden und seit den dunklen Tagen des Crashs einen viel fundierteren Ansatz f\u00fcr Angebot und Nachfrage gew\u00e4hlt. Auch die Wirtschaft ist nicht mehr v\u00f6llig zum Stillstand gekommen, da die Technologie, die vor 16 Jahren noch nicht so weit verbreitet war, nun zur Verf\u00fcgung steht.<\/p>\n<p>\u00a0<\/p>\n<p>Sch\u00e4tzungen zufolge werden die spanischen Immobilienpreise je nach Gebiet kurzfristig um durchschnittlich 10-20% sinken, aber mit steigender Nachfrage werden die Marktkr\u00e4fte den Wert der Immobilien in die H\u00f6he treiben. Interessanterweise sind seit dem Ausbruch von COVID-19 Ver\u00e4nderungen bei der Art der von potenziellen Investoren gesuchten Immobilien zu beobachten. Makler haben berichtet, dass die K\u00e4ufer H\u00e4user mit Au\u00dfenbereich gegen\u00fcber Immobilien bevorzugen, die nur Innenr\u00e4ume bieten. Auch wenn die Innenr\u00e4ume der letzteren ger\u00e4umiger sind, ist eine Fluchtm\u00f6glichkeit, und sei es nur auf einen kleinen Balkon oder eine Terrasse, offenbar zu einem wesentlichen Erfordernis f\u00fcr den Hausbesitzer nach der Schlie\u00dfung geworden.<\/p>\n<p>\u00a0<\/p>\n<p>Der Virus scheint sich weniger auf den Kauf von Luxusimmobilien ausgewirkt zu haben, da viele Verk\u00e4ufe trotz der f\u00fcr K\u00e4ufer und Verk\u00e4ufer geltenden Beschr\u00e4nkungen der Bewegungsfreiheit weiterliefen. Hier auf Ibiza wurde spekuliert, dass die j\u00fcngsten Bauvorschriften, die die Gr\u00f6\u00dfe von Neubauten auf dem Land auf 320 Quadratmeter begrenzen, dem Verkauf schaden k\u00f6nnten. Die neuen Gesetze, die eingef\u00fchrt wurden, um die Unversehrtheit der nat\u00fcrlichen Umgebung zu bewahren, haben zwar sicherlich zu gr\u00f6\u00dferen Schwierigkeiten bei der Erlangung von Genehmigungen gef\u00fchrt, aber in Wirklichkeit die K\u00e4ufer ermutigt. Es scheint, dass Investoren die Exklusivit\u00e4t von Immobilieneigentum auf der Insel zu sch\u00e4tzen wissen und die Nachfrage deshalb gestiegen ist.<\/p>\n<p>\u00a0<\/p>\n<p>Trotz der allgemeinen Atmosph\u00e4re der Turbulenzen und der st\u00e4ndigen Verschiebung des Sandes gibt es immer noch Grund zum Optimismus, da die gr\u00f6\u00dfere Fluidit\u00e4t, die jetzt auf dem Immobilienmarkt herrscht, dazu beitragen wird, dass die schweren H\u00f6hen und Tiefen, die ihn in der Vergangenheit geplagt haben, vermieden werden. Es ist mittlerweile eine allgemein anerkannte Tatsache, dass niemand vorhersagen kann, wohin uns COVID-19 f\u00fchren wird.
