In der Zwischenzeit erreichten die Hausverk\u00e4ufe von April bis Juni 2021 insgesamt fast 4.600, ein ganz anderes Bild als der von einigen Brancheninsidern erwartete R\u00fcckgang, w\u00e4hrend die f\u00fcr August ver\u00f6ffentlichten Daten einen monatlichen Anstieg von 33.82% gegen\u00fcber Juli zeigten.<\/p>\n<p>\u00a0<\/p>\n<p>Auf den Balearen sind internationale Investoren wieder auf den Markt gestr\u00f6mt und waren f\u00fcr 37,65% aller Transaktionen verantwortlich. Die Zunahme ausl\u00e4ndischer Transaktionen f\u00fchrte zu einem j\u00e4hrlichen Anstieg von 10.61% bei den Auslandsverk\u00e4ufen und zu einem weiteren Anstieg im zweiten Quartal von fast 6% gegen\u00fcber dem Zeitraum bis April. K\u00fcrzlich ver\u00f6ffentlichte Zahlen des Ministeriums f\u00fcr Arbeit und soziale Sicherheit zeigen, dass zu diesem Zeitpunkt 29.043 ausl\u00e4ndische Einwohner auf den Balearen registriert waren, was etwa 2,5% der Bev\u00f6lkerung ausmacht.<\/p>\n<p>\u00a0<\/p>\n<p>Die R\u00fcckkehr ausl\u00e4ndischen Kapitals und der Erwerb von Wohneigentum als Investition haben sich als Schl\u00fcsselfaktoren f\u00fcr die rasche und \u00fcberraschende Erholung des Marktes erwiesen, aber auch der im August 2021 gemeldete Anstieg der inl\u00e4ndischen Hypothekengenehmigungen um 3,9% im Vergleich zum Vorjahreszeitraum hat dem Markt neues Leben eingehaucht. Das Nationale Institut f\u00fcr Statistik (INE) ver\u00f6ffentlichte Zahlen, die einen j\u00e4hrlichen R\u00fcckgang der Arbeitslosigkeit um 2,7% im ersten Quartal des Jahres zeigen, ein ermutigendes Zeichen f\u00fcr den Wohlstand der Inseln, wo die saisonale Besch\u00e4ftigung, die durch die Pandemie im letzten Sommer schwer getroffen wurde, traditionell die Hauptst\u00fctze der Wirtschaft ist. Das INE verzeichnete auch ein langsameres Wachstum der Wohnungspreise in ganz Spanien, das im ersten Quartal 2021 bei nur 0,9% lag.<\/p>\n<p>\u00a0<\/p>\n<p>Der TINSA-Preisindex, der sich auf Daten st\u00fctzt, die bei der Bewertung von rund 2% des spanischen Immobilienmarktes erhoben wurden, zeigte jedoch im Juli einen Anstieg von 4,9% im Vergleich zum Vorjahr. Dieser Wertanstieg wurde von den K\u00fcstenregionen des Mittelmeers mit einem durchschnittlichen Preisanstieg von 8,4% und den Balearen und Kanarischen Inseln mit einem Wertanstieg von 7,9% getragen. Der High-End-Markt in diesen Regionen hat weiterhin eine Nachfrage generiert, die eine neue demografische Gruppe ausl\u00e4ndischer K\u00e4ufer mit tieferen Geldb\u00f6rsen und einem Appetit auf eine bessere Lebensqualit\u00e4t widerspiegelt.<\/p>\n<p>\u00a0<\/p>\n<p>Die Balearen verf\u00fcgen \u00fcber einige der luxuri\u00f6sesten und exklusivsten Immobilien, was zu einer Nachfrage f\u00fchrt, die das Angebot stets \u00fcbersteigt. Potenzielle Hausbesitzer suchen nach der Pandemie auch nach einer anderen Art von Immobilien, vor allem nach solchen, die mehr Platz im Freien und Einrichtungen f\u00fcr l\u00e4ngere Aufenthalte bieten.
