Juni dieses Jahres ging Gro\u00dfbritannien erneut an die Urnen, nachdem Theresa May im vergangenen Monat unerwartet Parlamentswahlen ausgerufen hatte. Nach einer Zeit der Instabilit\u00e4t nach dem Brexit hatte das Pfund Sterling britischen und spanischen Hausbesitzern, aber auch potenziellen Investoren, die lang ersehnte Hoffnung gegeben, als es sich langsam zu erholen begann und die Wechselkurse f\u00fcr innereurop\u00e4ische Transaktionen g\u00fcnstiger wurden.<\/p>\n<p>Im Vorfeld der Parlamentswahlen ist der Kurs jedoch wieder leicht gesunken, aber das ist in einem Land, dessen politische Zukunft zum zweiten Mal innerhalb eines Jahres unsicher ist, zu erwarten. Die Nachfrage der Briten nach spanischen Immobilieninvestitionen wurde durch die ung\u00fcnstigen Wechselkurse seit dem Brexit zwar beeintr\u00e4chtigt, aber keineswegs ausgel\u00f6scht. Die Zahlen aus dem ersten Quartal des Jahres zeigen einen Gesamtanstieg der ausl\u00e4ndischen Immobilieninvestitionen in ganz Spanien um 15,6%, und w\u00e4hrend der britische Markt um 23. 6% zur\u00fcckging, waren sie mit 2.150 Hausk\u00e4ufen und einem ausl\u00e4ndischen Marktanteil von 15% immer noch die mit Abstand gr\u00f6\u00dfte K\u00e4ufergruppe.<\/p>\n<p>Es folgten die Franzosen (1.433 K\u00e4ufe, 10% Marktanteil) und die Deutschen (1.137 K\u00e4ufe, 8% Marktanteil). Die Sorgen um das Pfund Sterling und die Kurzschlussreaktion der Finanzm\u00e4rkte k\u00f6nnten sich als unbegr\u00fcndet erweisen, und Gro\u00dfbritannien k\u00f6nnte sich \u00fcber eine Erholung des Pfunds freuen, sobald es einen ordnungsgem\u00e4\u00df gew\u00e4hlten F\u00fchrer hat, der das Land durch eine hoffentlich schmerzlose Trennung von der EU f\u00fchrt. F\u00fcr jeden, der den Kauf einer Immobilie in Erw\u00e4gung zieht, ist es jedoch zweifellos an der Zeit, \u00fcber den Wert seiner Investition nachzudenken.<\/p>\n<p>Die Immobilienpreise auf Ibiza und Mallorca steigen weiterhin rapide an, in nur zwei Jahren um etwa 50%. Das ist eine gute Investition in die Zukunft, aber ein unsicherer Wechselkurs k\u00f6nnte einen Kauf zum richtigen Zeitpunkt verhindern. Um das Risiko zu verringern, kann sich ein potenzieller K\u00e4ufer entweder f\u00fcr einen \"Terminkontrakt\" mit festem Kurs entscheiden, der die Sorge um Schwankungen ausr\u00e4umt, indem er dem K\u00e4ufer erlaubt, Euro zwei Jahre im Voraus zum Tageskurs zu kaufen. Wenn diese Option pessimistisch erscheint, gibt es auch eine \"Marktorder\", die den Kauf von Euro erm\u00f6glicht, wenn sie den vom K\u00e4ufer festgelegten optimalen Kurs innerhalb der Frist erreichen. Bei dieser Option gibt es auch einen \"Stop-Loss\"-Kurs, zu dem der Euro gekauft werden kann, um den Schaden durch negative W\u00e4hrungsschwankungen zu minimieren.<\/p>\n<p>Nat\u00fcrlich gibt es bei beiden Ma\u00dfnahmen keine Garantien, aber beide bieten ein gewisses Ma\u00df an Stabilit\u00e4t und die M\u00f6glichkeit, mit Vertrauen zu kaufen. Nat\u00fcrlich sollte jeder, der eine Immobilieninvestition in \u00dcbersee in Erw\u00e4gung zieht, unbedingt mit einem Finanzexperten sprechen, aber lassen Sie sich nicht von einem m\u00f6glicherweise vor\u00fcbergehenden R\u00fcckgang des Pfund Sterling abschrecken. Wenn Sie gut vorbereitet sind, k\u00f6nnte es keinen besseren Zeitpunkt geben, um auf die balearische Immobilienleiter zu steigen und ganz nach oben zu kommen.
