Je nach Lage und Zustand der Immobilie lagen die Durchschnittspreise in diesem Sommer zwischen 2.200 \u20ac pro Quadratmeter und \u00fcber 8.300 \u20ac.<span class=\"Apple-converted-space\">\u00a0 <\/span><\/p>\n<p>Die im August ver\u00f6ffentlichten Zahlen einer Umfrage eines f\u00fchrenden Immobilienportals zeigen, dass die Quadratmeterpreise auf der gesamten Insel Ibiza nur mit den begehrten Regionen im S\u00fcdwesten Mallorcas und Palma vergleichbar sind, w\u00e4hrend auf Menorca die Preise auf der gesamten Insel relativ gleich sind und denen in den billigeren Regionen Mallorcas entsprechen. Ibiza ist die kleinste der Balearen und eine Luxusinsel,<span class=\"Apple-converted-space\">\u00a0<\/span>hat etwa 80% seiner Immobilien in der h\u00f6chsten Preisklasse zum Verkauf.<\/p>\n<p>Auf Menorca hingegen gibt es nur 10% Immobilien, die als Luxuswohnungen klassifiziert sind, w\u00e4hrend Mallorca mit 50% Immobilien in der Kategorie \"High-End\" irgendwo dazwischen liegt. Auf allen drei Inseln gibt es in den n\u00f6rdlichen Regionen ein deutlich geringeres Angebot an Ferienh\u00e4usern. Auf Ibiza entfallen auf das Gebiet von Sant Joan nur 4%,<span class=\"Apple-converted-space\">\u00a0 <\/span>Im Norden Mallorcas stehen nur 10% an Immobilien zum Verkauf und im Norden Menorcas 12%. Zusammen haben die Balearen mehr als 1.100 km K\u00fcstenlinie und die h\u00f6chsten Zuschl\u00e4ge f\u00fcr direkte K\u00fcsten- oder Strandlagen wurden auf Mallorca festgestellt<span class=\"Apple-converted-space\">\u00a0 <\/span>mit einem Zuschlag von durchschnittlich<span class=\"Apple-converted-space\">\u00a0<\/span>4.700\u20ac pro Quadratmeter.<\/p>\n<p>Alles in allem bleibt die Nachfrage nach Immobilien sowohl auf Mallorca als auch auf Ibiza hoch, mit einem entscheidenden Unterschied.<span class=\"Apple-converted-space\">\u00a0I<\/span>uf Mallorca gibt es laut Umfragen keinen regionalen Schwerpunkt bei den Immobilienverk\u00e4ufen. Die Finca auf dem Land scheint ebenso begehrt zu sein wie die Altstadtwohnung in Palma oder eine Villa am Meer. Auf Ibiza \u00fcbersteigt die Nachfrage derzeit das Angebot bei weitem, und es wird erwartet, dass die Preise weiter steigen werden.
