Bei den Pr\u00e4ferenzen ist jedoch eine Verschiebung zu beobachten: Die Zahl der Anfragen f\u00fcr Immobilien unter 100.000 \u20ac ist zur\u00fcckgegangen, w\u00e4hrend der Markt f\u00fcr Immobilien im mittleren bis oberen Preissegment weitgehend unver\u00e4ndert geblieben ist. Dies k\u00f6nnte darauf hindeuten, dass potenzielle K\u00e4ufer mit einem begrenzten Budget vorsichtig sind.<\/p>\n<p>Das Interesse des britischen Marktes war je nach Region in Spanien sehr unterschiedlich, was den durchschnittlichen Immobilienpreis anbelangt. Die Durchschnittspreise reichten von unter 50.000 \u20ac in der Region Tarragona auf dem spanischen Festland bis zu 440.000 \u20ac auf Ibiza, was die Exklusivit\u00e4t der Insel unterstreicht.<span class=\"Apple-converted-space\">\u00a0<\/span>Die begehrteste Gegend der Baleareninsel war die Gegend um die Hauptstadt Ibiza-Stadt, gefolgt von San Jose, das die Bucht von San Antonio einschlie\u00dft und sich bis nach Salinas und Playa D'en Bossa erstreckt. Es folgten Santa Eulalia an der Ostk\u00fcste, die westliche Stadt San Antonio, die<span class=\"Apple-converted-space\">\u00a0 <\/span>Strandb\u00e4der Cala Vadella, Cala Tarida und Port Des Torrent, die<span class=\"Apple-converted-space\">\u00a0 <\/span>Golfplatz in Roca Llisa und die Regionen San Carlos De Peralt und San Agustin Des Vedra.<\/p>\n<p>Die Mehrheit der<span class=\"Apple-converted-space\">\u00a0<\/span>Britische Investoren auf Ibiza gaben im vergangenen Jahr zwischen 250.000\u20ac und 500.000\u20ac f\u00fcr ihre Immobilien aus, wobei die zweitgr\u00f6\u00dfte Gruppe Immobilien zu Preisen zwischen<span class=\"Apple-converted-space\">\u00a0 <\/span>500.000\u20ac und 1 Million Euro. Danach folgten K\u00e4ufer, die zwischen 150.000-250.000\u20ac investierten, w\u00e4hrend ungef\u00e4hr die gleiche Anzahl von Investoren mehr als 1 Million Euro ausgab.<span class=\"Apple-converted-space\">\u00a0 <\/span>Auf Ibiza gab es deutlich weniger Immobilienk\u00e4ufe f\u00fcr weniger als 100.000 \u20ac. Auf der Insel Mallorca ergab sich ein \u00e4hnliches Bild, mit der Ausnahme, dass dort mehr Immobilienk\u00e4ufe unter 100.000 \u20ac get\u00e4tigt wurden und der Durchschnittswert der von britischen Investoren angefragten Immobilien mit 255.000 \u20ac deutlich niedriger war.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p>Der Unterschied k\u00f6nnte auf die gr\u00f6\u00dfere Insel Mallorca zur\u00fcckzuf\u00fchren sein<span class=\"Apple-converted-space\">\u00a0<\/span>ein breiteres Spektrum an Eigenschaften haben<span class=\"Apple-converted-space\">\u00a0 <\/span>und die Bereitstellung von ma\u00dfgeschneiderten Freizeiteinrichtungen in mehr Ferienanlagen.<span class=\"Apple-converted-space\">\u00a0 <\/span>Aus den von einem f\u00fchrenden Immobilienmakler zusammengestellten Daten geht hervor, dass<span class=\"Apple-converted-space\">\u00a0 <\/span>Die K\u00e4ufer aus dem Vereinigten K\u00f6nigreich sind in Spanien meist<span class=\"Apple-converted-space\">\u00a0 <\/span>auf dem Markt f\u00fcr freistehende Villen oder Apartments mit 2-3 Schlafzimmern, aber es gibt Ausnahmen in Regionen auf dem Festland wie Barcelona,<span class=\"Apple-converted-space\">\u00a0 <\/span>wobei<span class=\"Apple-converted-space\">\u00a0 <\/span>gr\u00f6\u00dfer<span class=\"Apple-converted-space\">\u00a0 <\/span>Immobilien mit bis zu 4 Schlafzimmern sind bei britischen Investoren beliebter. Nat\u00fcrlich gibt es auch regionale Unterschiede, denn auf dem Festland werden mehr Landh\u00e4user verkauft.<\/p>\n<p>In Reisezielen wie Granada und Tarragona wurde der Wunsch nach einem Swimmingpool nur in etwa 20% der Anfragen ge\u00e4u\u00dfert, w\u00e4hrend auf den Inseln und in K\u00fcstenregionen etwa 50% der britischen K\u00e4ufer einen Pool als Notwendigkeit angaben. Briten investieren seit vielen Jahren in spanische Immobilien, und aus den 2017 ver\u00f6ffentlichten Zahlen geht hervor, dass fast 300.000 britische Staatsb\u00fcrger seit mehr als einem Jahr in Spanien leben.
