Nachdem sich die Zahl der Immobilienverk\u00e4ufe vor f\u00fcnf Jahren bei 8.000 eingependelt hatte, stieg sie im Jahr 2017 allm\u00e4hlich auf knapp \u00fcber 15.500 an.<\/p>\n<p>Im Laufe des letzten Jahres<span class=\"Apple-converted-space\">\u00a0<\/span>Die Immobilienverk\u00e4ufe auf den Balearen sind in sieben Monaten um mehr als 10% gestiegen, in vier Monaten jedoch gesunken. Im Dezember und M\u00e4rz wurde ein gewisser R\u00fcckgang der Verk\u00e4ufe erwartet, aber der Abw\u00e4rtstrend im Mai und Juni mit einem R\u00fcckgang von 27% bzw. 18% war eine unvorhergesehene Situation. Einigen Brancheninsidern zufolge ist es das Angebot und nicht die Nachfrage, die durch den Mangel an geeignetem Bauland zur\u00fcckgegangen ist. Die Inseln scheinen einfach nicht in der Lage zu sein, gen\u00fcgend erschwingliche Immobilien zu produzieren, um das Wachstum aufrechtzuerhalten.<\/p>\n<p>Marc Pritchard, Sales &amp; Marketing Director von Taylor Wimpy, erkl\u00e4rte gegen\u00fcber einer f\u00fchrenden Immobilien-Website, dass die Nachfrage nach wie vor stark sei. Er sagte, dass die Mallorca-Reservierungen von Taylor Wimpy Espa\u00f1a im Jahr 2018 im Vergleich zu 2017 um 25% gestiegen sind, was darauf hindeutet, dass der gemeldete R\u00fcckgang der Verk\u00e4ufe nicht auf ein nachlassendes Interesse zur\u00fcckzuf\u00fchren ist. Die K\u00e4ufer suchen nach qualitativ hochwertigen H\u00e4usern zu angemessenen Preisen - und sie suchen nach Neubauobjekten, die ihnen das bieten, was sie sonst in den von ihnen gew\u00e4hlten Lagen nicht zum Kauf finden k\u00f6nnen.<\/p>\n<p>Der R\u00fcckgang der Verk\u00e4ufe spiegelt also nicht so sehr einen Mangel an Vertrauen in den Markt wider, sondern lediglich einen Mangel an Angebot\". Ein weiterer Immobilienexperte, Alastair Kinloch,<span class=\"Apple-converted-space\">\u00a0<\/span>Leiter von Property Works auf Mallorca, erkl\u00e4rte auf derselben Website, dass selbst K\u00e4ufer der gehobenen Klasse nach einem guten Preis-Leistungs-Verh\u00e4ltnis suchen. Er meinte, dass die Verk\u00e4ufer \"gierig werden\" und f\u00fcgte hinzu, dass \"wettbewerbsf\u00e4hige Preise der einzige Weg zu verkaufen zu sein scheinen\".<\/p>\n<p>Viele Makler auf Ibiza sind der Meinung, dass der Umsatzr\u00fcckgang zum Teil auf die neue Gesetzgebung zur\u00fcckzuf\u00fchren ist, die die Ferienvermietung von Privatwohnungen einschr\u00e4nkt. Die Leute kauften manchmal mehrere Wohnungen auf einmal, um sie an Touristen zu vermieten. Seitdem die Beh\u00f6rden gegen illegale Vermietungen vorgehen - und Wohnungen generell keine Lizenz erhalten - ist dieser Markt zur\u00fcckgegangen.
