Die neuesten Zahlen, die vom Nationalen Institut f\u00fcr Statistik Spanien (INE.es) ver\u00f6ffentlicht wurden, zeigen, dass die durchschnittlichen Hauspreise im Vergleich zum Vorjahr um 7,2% gestiegen sind. Dies bedeutet, dass der Wert spanischer Immobilien in 18 aufeinanderfolgenden Quartalen gestiegen ist.<\/p>\r\n<p>Die Balearen f\u00fchren den Wettbewerb um die Erholung an und \u00fcbertreffen den Erfolg anderer Regionen in Spanien mit Preisen, die im dritten Quartal 2018 90% ihres Vorkrisenniveaus erreichten, was einem Anstieg von 7% entspricht. Die Stadt Madrid lag mit einer Erholung auf 80% des Vorkrisenniveaus und einem beeindruckenden Preisanstieg von 10,9% im letzten Jahr dicht dahinter. Diese Zahlen stehen einem Preisanstieg von 6,7% in La Rioja und 5,7% in Kantabrien gegen\u00fcber.<\/p>\r\n<p>In Nordspanien ist ein verst\u00e4rktes Interesse zu verzeichnen, insbesondere an Neubauten, was auf die ausgezeichnete Bahnverbindung nach Madrid zur\u00fcckzuf\u00fchren sein k\u00f6nnte. In Regionen wie Kastilien und Le\u00f3n und La Rioja beispielsweise stiegen die Hauspreise im Jahresvergleich um 8,81 TP2T bzw. 9,71 TP2T. Tats\u00e4chlich gab es in den letzten 12 Monaten in ganz Spanien gesunde Anzeichen f\u00fcr eine Erholung: Katalonien, Murcia, Galicien, Valencia und die Kanarischen Inseln schlossen das dritte Quartal mit einem Minimum von 75% ihrer H\u00f6chstpreise ab. Die Prognosen f\u00fcr den spanischen Immobilienmarkt f\u00fcr 2019 sind ebenfalls gut, insbesondere im Hinblick auf ausl\u00e4ndische Investitionen.<\/p>\r\n<p>Das Interesse kommt jetzt nicht nur aus den traditionell zuverl\u00e4ssigen europ\u00e4ischen M\u00e4rkten Gro\u00dfbritannien, Deutschland und Frankreich, sondern auch aus L\u00e4ndern wie den USA und weiter entfernten europ\u00e4ischen L\u00e4ndern wie Schweden, Belgien und D\u00e4nemark, die bisher nicht zu den Gro\u00dfinvestoren in spanische Immobilien z\u00e4hlten. Investoren aus \u00dcbersee f\u00fchlen sich von K\u00fcstengebieten und Gro\u00dfst\u00e4dten angezogen, die ein hohes Vermietungspotenzial und einen gro\u00dfen Zustrom von Gesch\u00e4fts- und Urlaubsreisenden aufweisen.\u00a0<\/p>\r\n<p>Der Wert von Immobilien auf den Balearen ist aufgrund der weltweiten Anziehungskraft der Inseln gestiegen. Interessant ist jedoch die Tatsache, dass die Preise f\u00fcr Neubauten nur um 4% gestiegen sind, verglichen mit einem Anstieg von 7,3% bei Wiederverk\u00e4ufen. Dies k\u00f6nnte auf ein schwindendes Angebot an Qualit\u00e4tsprojekten auf den Inseln oder auf eine geringere Nachfrage nach nicht geplanten und neuen Immobilien zur\u00fcckzuf\u00fchren sein. Es k\u00f6nnte sein, dass die Bautr\u00e4ger die Attraktivit\u00e4t von Neubauten \u00fcbersch\u00e4tzt haben, w\u00e4hrend potenzielle Investoren die Vor- und Nachteile des Kaufs von Off-Plan-Immobilien gegen\u00fcber denen des Besitzes einer etablierten Immobilie sorgf\u00e4ltig abgew\u00e4gt haben.<\/p>\r\n<p>Dieser Trend spiegelt sich nur in f\u00fcnf der siebzehn spanischen Regionen wider, die in der INE-Erhebung erfasst wurden, darunter Madrid mit einem j\u00e4hrlichen Preisanstieg von 6,3% f\u00fcr Neubauten gegen\u00fcber 11,8% f\u00fcr Wiederverk\u00e4ufe und die Kanarischen Inseln, wo ein Anstieg von 4,6% f\u00fcr Neubauten einem Wertzuwachs von 5,4% f\u00fcr Wiederverk\u00e4ufe gegen\u00fcbersteht. Bemerkenswerte Ausnahmen von diesem Trend sind die Regionen Murcia und Kastilien-La Mancha, in denen Neubauten einen Wertzuwachs von 7,5% bzw. 8,8% verzeichneten, gegen\u00fcber 3,3% bzw. 2,2% bei Wiederverk\u00e4ufen.<\/p>\r\n<p>Eine vollst\u00e4ndige Erholung von den dunklen Tagen der Finanzkrise scheint also f\u00fcr den spanischen Immobilienmarkt unmittelbar bevorzustehen, auch wenn er mit vielen Herausforderungen konfrontiert ist, darunter ein m\u00f6glicher Nachfrager\u00fcckgang aus einem Gro\u00dfbritannien nach dem Brexit.
