Infolge der von der spanischen Regierung im November letzten Jahres eingef\u00fchrten Rechtsvorschriften m\u00fcssen die Banken und nicht mehr die Kreditnehmer die Stempelsteuer (AJD) entrichten, die etwa 2 bis 2,5 % des R\u00fcckzahlungsbetrags ausmacht. Der Euribor der Europ\u00e4ischen Zentralbank, auf dem die Hypothekenzinsen in Spanien basieren, ist ebenfalls niedrig und lag im Juni bei nur 0,11%.<span class=\"Apple-converted-space\">\u00a0<\/span>\n\nDiese Faktoren haben bei den Kreditgebern einen neuen Enthusiasmus f\u00fcr den Wettbewerb um ausl\u00e4ndische Investitionen ausgel\u00f6st, was dazu gef\u00fchrt hat, dass einige Banken nun anbieten, einen gr\u00f6\u00dferen Teil der Kosten f\u00fcr die Beantragung einer Hypothek f\u00fcr potenzielle K\u00e4ufer zu \u00fcbernehmen. Das Kreditvergabesystem in Spanien unterscheidet sich von dem im Vereinigten K\u00f6nigreich und anderen L\u00e4ndern, da es bei der Berechnung der Erschwinglichkeit auf das Verh\u00e4ltnis zwischen Schulden und Einkommen abstellt und keine Einkommensmultiplikatoren verwendet.<span class=\"Apple-converted-space\">\u00a0<\/span>\n\nEine spanische Bank wird einem Nicht-Residenten je nach Finanzprofil bis zu 70% des Immobilienwerts leihen, aber es muss ber\u00fccksichtigt werden, dass Kaufkosten von etwa 10 bis 15% den Wert der Hypothek gegen\u00fcber dem Immobilienpreis auf etwa 55% senken. Buy-to-Let- und reine Zinshypotheken sind in Spanien nicht erh\u00e4ltlich, aber die Banken gehen dazu \u00fcber, neben Hypotheken mit variablem Zinssatz, die fr\u00fcher fast immer die einzige Option f\u00fcr ausl\u00e4ndische K\u00e4ufer waren, auch Hypotheken mit festem Zinssatz anzubieten.<span class=\"Apple-converted-space\">\u00a0 <\/span>Feste Hypothekenzinsen sind derzeit bis zu 1% h\u00f6her als ihre variablen Gegenst\u00fccke, stellen aber einen geringeren Risikofaktor dar, da sie f\u00fcr die Dauer des Darlehens konstant bleiben. <span class=\"Apple-converted-space\">\u00a0<\/span>\n\nVariable Zinss\u00e4tze k\u00f6nnen sich jedoch als vorteilhaft f\u00fcr Kunden erweisen, die eine vorzeitige R\u00fcckzahlung der Hypothek anstreben, da die aktuellen Zinss\u00e4tze niedrig sind. Wenn eine Vereinbarung ohne Vorf\u00e4lligkeitsentsch\u00e4digung getroffen werden kann, k\u00f6nnen die Zinss\u00e4tze bis zu 1,4% auf den ausstehenden Saldo betragen, bis die Schulden getilgt sind. F\u00fcr britische Anleger kann es auch ratsam sein, einen Kredit in Euro aufzunehmen, solange das Pfund schwach ist, um das Darlehen vollst\u00e4ndig zur\u00fcckzuzahlen, wenn sich der Wechselkurs zum Besseren wendet. <span class=\"Apple-converted-space\">\u00a0<\/span>\n\nFeste Zinss\u00e4tze h\u00e4ngen von der Kreditsumme und den Kriterien des qualifizierten Kunden ab, aber es ist durchaus \u00fcblich, 2,4% \u00fcber 20 Jahre oder 2,65% \u00fcber 25 Jahre f\u00fcr Hypotheken bis zu 200.000\u20ac angeboten zu bekommen. Diese Zinss\u00e4tze k\u00f6nnen um etwa 0,2% gesenkt werden, wenn der Wert der Hypothek wesentlich h\u00f6her ist. Es ist zu bedenken, dass spanische Banken keine Hypotheken f\u00fcr Neubauten gew\u00e4hren, so dass sich die Beantragung bis zur Bewertung nach Fertigstellung der Immobilie verz\u00f6gern kann. <span class=\"Apple-converted-space\">\u00a0<\/span>\n\nDas bedeutet, dass die anf\u00e4nglichen Kaufkosten vom Investor in bar bezahlt werden m\u00fcssen. Weitere Kosten, die beim Kauf einer Immobilie in Spanien zu ber\u00fccksichtigen sind, sind: Sch\u00e4tzungsgeb\u00fchren, Notargeb\u00fchren, Registergeb\u00fchren und Hypothekenurkunden. Bei Betr\u00e4gen von \u00fcber 250.000 \u20ac sind einige Banken jedoch bereit, diese Kosten zu \u00fcbernehmen, was eine Ersparnis von \u00fcber 2.000 \u20ac bedeutet. Dieses wettbewerbsorientierte Klima wird ausl\u00e4ndischen Investoren einen gr\u00f6\u00dferen Zugang zum spanischen Immobilienmarkt erm\u00f6glichen, und es k\u00f6nnte keine besseren Nachrichten f\u00fcr alle geben, die davon tr\u00e4umen, ein Haus in Spanien zu besitzen.<span class=\"Apple-converted-space\">\u00a0<\/span>\n\nAuch f\u00fcr die derzeitigen Inhaber von Hypothekenkrediten f\u00fcr Gebietsfremde gibt es gute Nachrichten, da die Banken in Spanien zum ersten Mal Kunden, die einen festen Zinssatz zahlen, eine g\u00fcnstigere Umschuldung anbieten. Dies sind in der Tat ermutigende Zeichen f\u00fcr diejenigen, die eine Hypothek f\u00fcr eine Immobilie in Spanien aufnehmen m\u00f6chten.
