Mientras tanto, las ventas totales de viviendas alcanzaron casi 4.600 entre abril y junio de 2021, una imagen muy diferente del descenso anticipado por algunos conocedores del sector, mientras que los datos publicados para agosto indicaron un aumento mensual de 33,82% respecto a julio.<\/p>\n<p>\u00a0<\/p>\n<p>En Baleares los inversores internacionales han vuelto al mercado siendo responsables de 37,65% de todas las transacciones. El aumento de las transacciones extranjeras se ha traducido en un aumento anual de 10,61% en las ventas al exterior y un nuevo aumento durante el segundo trimestre de casi 6% desde el per\u00edodo hasta abril. Las cifras del Ministerio de Empleo y Seguridad Social publicadas recientemente muestran que 29.043 residentes extranjeros estaban empadronados en las Islas Baleares en ese momento, lo que supone un 2,5% de la poblaci\u00f3n.<\/p>\n<p>\u00a0<\/p>\n<p>El retorno de los capitales extranjeros y la adquisici\u00f3n de viviendas como inversi\u00f3n han resultado ser factores clave para la r\u00e1pida y sorprendente recuperaci\u00f3n del mercado, pero el aumento de la concesi\u00f3n de hipotecas nacionales, registrado en agosto de 2021, de 3,9% en comparaci\u00f3n con el mismo periodo del a\u00f1o anterior, tambi\u00e9n ha insuflado nueva vida al mercado. El Instituto Nacional de Estad\u00edstica (INE) public\u00f3 cifras que muestran un descenso anual del desempleo de 2,7% durante el primer trimestre del a\u00f1o, una se\u00f1al alentadora para la prosperidad de las islas, donde el empleo estacional, muy afectado por la pandemia del pasado verano, ha sido tradicionalmente el principal sost\u00e9n de la econom\u00eda. El INE tambi\u00e9n registr\u00f3 un menor crecimiento del precio de la vivienda en el conjunto de Espa\u00f1a, cerrando el primer trimestre de 2021 en tan s\u00f3lo 0,9%.<\/p>\n<p>\u00a0<\/p>\n<p>Sin embargo, el \u00edndice de precios de TINSA, que utiliza los datos recogidos al realizar la valoraci\u00f3n de las propiedades de aproximadamente 2% del mercado inmobiliario espa\u00f1ol, indic\u00f3 un aumento interanual en julio de 4,9%. Este aumento del valor fue impulsado por las regiones costeras del Mediterr\u00e1neo, que registraron un aumento del precio medio de 8,4%, y las Islas Baleares y Canarias, donde el valor de las propiedades aument\u00f3 en 7,9%. El mercado de alta gama en estas regiones ha seguido generando demanda, lo que refleja un nuevo grupo demogr\u00e1fico de compradores extranjeros con bolsillos m\u00e1s profundos y un apetito por una mejor calidad de vida.<\/p>\n<p>\u00a0<\/p>\n<p>Las Islas Baleares cuentan con algunas de las propiedades m\u00e1s lujosas y exclusivas, lo que genera una demanda que siempre superar\u00e1 la oferta.
