Un programa de regeneraci\u00f3n y gentrificaci\u00f3n en Ibiza ha impulsado un cambio en la demograf\u00eda de los visitantes de la isla y, como resultado, el valor de las propiedades ha seguido aumentando. La tendencia al alza se ha visto impulsada recientemente por la recuperaci\u00f3n de la confianza del mercado extranjero para comprar propiedades en Espa\u00f1a.<\/p>\n<p>\u00a0<\/p>\n<p>En el cuarto trimestre de 2021 se registraron 144.000 ventas de viviendas. De ellas, unas 18.150 transacciones, que representan el 12,6% del total, proced\u00edan del extranjero. Los principales compradores siguieron siendo los brit\u00e1nicos, seguidos de los alemanes, franceses, marroqu\u00edes, belgas y suecos. La construcci\u00f3n de villas privadas de m\u00e1s de tres millones de euros y los apartamentos nuevos de m\u00e1s de trescientos mil euros han dominado las ventas, mientras que los precios siguen dependiendo de la regi\u00f3n.<\/p>\n<p>\u00a0<\/p>\n<p>Las casas en Formentera, por ejemplo, pueden costar f\u00e1cilmente m\u00e1s de siete millones de euros, mientras que los apartamentos en San Antonio pueden adquirirse a partir de doscientos mil euros. Hay varias razones por las que la inversi\u00f3n inmobiliaria en Ibiza est\u00e1 en auge. El resurgimiento del turismo que se produjo tras los miserables a\u00f1os de la covacha ha provocado un fuerte aumento de la demanda de alojamiento. Las compa\u00f1\u00edas a\u00e9reas y los operadores tur\u00edsticos est\u00e1n incrementando sus esfuerzos para traer visitantes a la isla durante 2022 y esto, sin duda, aumentar\u00e1 el valor de los inmuebles, sobre todo de los que tienen licencia tur\u00edstica para el alquiler vacacional.<\/p>\n<p>\u00a0<\/p>\n<p>La principal entidad financiera, Caixabank, ha previsto una subida del precio de la vivienda de 4% respecto al a\u00f1o pasado y una cifra similar para 2023. A finales del a\u00f1o pasado, el EURIBOR que determina los tipos de inter\u00e9s se situ\u00f3 en -0,5%, completando as\u00ed seis a\u00f1os consecutivos en valores negativos. Si se mantiene en -0,03%, como se prev\u00e9, se garantizar\u00e1 que no se produzca una subida de los tipos de inter\u00e9s por parte del Banco Europeo y que, a pesar de un aumento previsto de la inflaci\u00f3n de 3%, siga habiendo hipotecas de bajo coste.<\/p>\n<p>\u00a0<\/p>\n<p>Los compradores y agentes extranjeros tambi\u00e9n se van a ver afectados por el nuevo reglamento de la Ley de Vivienda que aprobar\u00e1 el Consejo de Ministros del Gobierno espa\u00f1ol en 2022. La nueva normativa incluir\u00e1 la introducci\u00f3n de un recargo sobre las viviendas que se queden vac\u00edas, la asignaci\u00f3n de 30% de las nuevas promociones residenciales para que sean viviendas asequibles e incentivos en el impuesto sobre la renta para los peque\u00f1os propietarios.
