Tras un periodo de inestabilidad despu\u00e9s del Brexit, la libra esterlina hab\u00eda dado a los propietarios de viviendas del Reino Unido y de Espa\u00f1a, y tambi\u00e9n a los potenciales inversores, una esperanza largamente esperada cuando empez\u00f3 a recuperarse lentamente y los tipos de cambio se volvieron m\u00e1s favorables para las transacciones intereuropeas.<\/p>\n<p>Sin embargo, en el per\u00edodo previo a las elecciones generales, el tipo de cambio ha vuelto a caer ligeramente, pero esto es de esperar en un pa\u00eds sumido en la incertidumbre sobre su futuro pol\u00edtico por segunda vez en menos de un a\u00f1o. Las cifras del primer trimestre del a\u00f1o muestran un aumento global de la inversi\u00f3n inmobiliaria extranjera en toda Espa\u00f1a de 15,6%, y, mientras que el mercado del Reino Unido cay\u00f3 en 23. Mientras que el mercado brit\u00e1nico se redujo en un 23,6%, los brit\u00e1nicos siguieron siendo el mayor grupo de compradores por un amplio margen, con 2.150 compras de viviendas y una cuota de mercado extranjera del 15%.<\/p>\n<p>Le siguieron los franceses (1.433 compras, 10% de cuota de mercado) y los alemanes (1.137 compras, 8% de cuota de mercado). Las preocupaciones sobre la libra esterlina y la reacci\u00f3n instintiva del mercado financiero pueden resultar infundadas y Gran Breta\u00f1a puede celebrar una recuperaci\u00f3n de la libra una vez que tenga un l\u00edder debidamente elegido para llevar al pa\u00eds a trav\u00e9s de una separaci\u00f3n, esperemos que indolora, de la UE. Para reducir el riesgo, un posible comprador puede optar por un \"contrato a plazo\" de tipo fijo, que elimina la preocupaci\u00f3n por las fluctuaciones al permitir al comprador comprar euros con dos a\u00f1os de antelaci\u00f3n al tipo de cambio del d\u00eda. Si esta opci\u00f3n le parece pesimista, tambi\u00e9n existe una \"orden de mercado\" que permitir\u00e1 comprar euros si alcanzan el tipo \u00f3ptimo fijado por el comprador dentro del plazo. Esta opci\u00f3n tambi\u00e9n cuenta con un \"stop loss\" de tipo de cambio m\u00e1s bajo al que comprar euros para minimizar los da\u00f1os de las fluctuaciones negativas de la divisa.<\/p>\n<p>No hay garant\u00edas, por supuesto, con ninguna de estas acciones, pero ambas proporcionar\u00e1n un grado de estabilidad y la oportunidad de comprar con confianza. Por supuesto, es esencial que cualquier persona que est\u00e9 pensando en invertir en propiedades en el extranjero hable con un experto financiero, pero no se deje disuadir por lo que podr\u00eda ser una ca\u00edda temporal de la libra esterlina.
