Esto indica 18 trimestres sucesivos de crecimiento del valor inmobiliario espa\u00f1ol.<\/p>\r\n<p>Las Islas Baleares toman la delantera en la competencia por la recuperaci\u00f3n, superando el \u00e9xito de otras regiones de Espa\u00f1a, con precios que terminan el tercer trimestre de 2018 en 90% de su nivel anterior a la crisis, lo que representa un aumento de 7%. La ciudad de Madrid qued\u00f3 en segundo lugar, con una recuperaci\u00f3n de 80% de los precios de la vivienda anteriores a 2008, con una impresionante subida de precios de 10,9% en el \u00faltimo a\u00f1o. Estas cifras se comparan con una subida de precios de 6,7% en La Rioja, y 5,7% en Cantabria.<\/p>\r\n<p>En el norte de Espa\u00f1a ha aumentado el inter\u00e9s, sobre todo en las viviendas de nueva construcci\u00f3n, lo que podr\u00eda deberse a las excelentes conexiones ferroviarias con Madrid. Regiones como Castilla y Le\u00f3n y La Rioja, por ejemplo, han registrado un aumento interanual de los precios de la vivienda de 8,8% y 9,7% respectivamente. De hecho, ha habido signos saludables de recuperaci\u00f3n en toda Espa\u00f1a durante los \u00faltimos 12 meses, con Catalu\u00f1a, Murcia, Galicia, Valencia y las Islas Canarias terminando el tercer trimestre con un m\u00ednimo de 75% de sus precios m\u00e1ximos. Las predicciones para el mercado inmobiliario espa\u00f1ol para 2019 tambi\u00e9n son buenas, especialmente en lo que respecta a la inversi\u00f3n extranjera.<\/p>\r\n<p>El inter\u00e9s procede ahora, no s\u00f3lo de los mercados europeos tradicionalmente fiables de Gran Breta\u00f1a, Alemania y Francia, sino tambi\u00e9n de pa\u00edses como Estados Unidos y de pa\u00edses europeos m\u00e1s lejanos como Suecia, B\u00e9lgica y Dinamarca, pa\u00edses que antes no figuraban como grandes inversores en el sector inmobiliario espa\u00f1ol. Los inversores extranjeros se sienten atra\u00eddos por las zonas costeras y las principales ciudades, donde hay potencial de alquiler y una amplia oferta de visitantes, ya sea por negocios o por ocio.\u00a0<\/p>\r\n<p>El valor de las propiedades en Baleares ha crecido debido al atractivo global de las islas, pero un hecho interesante a tener en cuenta es que los precios de las nuevas construcciones s\u00f3lo han subido 4% en comparaci\u00f3n con un aumento de 7,3% en las reventas. Esto podr\u00eda deberse a la disminuci\u00f3n de la oferta de proyectos de calidad en las islas, o a una menor demanda de propiedades sobre plano y nuevas. De hecho, los promotores podr\u00edan haber sobreestimado el atractivo de las nuevas construcciones, mientras que los inversores potenciales han sopesado cuidadosamente las ventajas y desventajas de comprar sobre plano frente a las de poseer una propiedad establecida.<\/p>\r\n<p>Esta tendencia se refleja en s\u00f3lo cinco de las diecisiete regiones de Espa\u00f1a registradas en la encuesta del INE, incluyendo Madrid, que muestra un crecimiento anual de los precios de 6,3% para las nuevas construcciones frente a 11,8% para las reventas, y las Islas Canarias, donde un aumento de 4,6% para las nuevas construcciones se compara con una ganancia de valor de 5,4% para las reventas.
