Si un ciudadano del Reino Unido es un residente permanente espa\u00f1ol, es decir, ha vivido en Espa\u00f1a durante m\u00e1s de 183 d\u00edas, se ha convertido en residente registr\u00e1ndose en su ayuntamiento antes del 29 de marzo de 2019 y ha presentado una declaraci\u00f3n de impuestos, es probable que los tipos del impuesto sobre la renta y sobre sucesiones, sobre la renta y el patrimonio mundial, no cambien.<\/p>\r\n<p>En caso de que haya un Brexit \"sin acuerdo\", el gobierno espa\u00f1ol se ha comprometido con los ciudadanos brit\u00e1nicos al afirmar que: <strong><em>\"aportar una soluci\u00f3n que en todo caso garantice la seguridad jur\u00eddica de los ciudadanos brit\u00e1nicos y de los miembros de sus familias residentes en Espa\u00f1a antes de la fecha de salida\"<\/em><\/strong><\/p>\r\n<p>Los inversores que deseen adquirir una propiedad espa\u00f1ola como segunda residencia y no tengan intenci\u00f3n de pasar m\u00e1s de 183 d\u00edas en Espa\u00f1a ser\u00e1n considerados propietarios no residentes fiscales de una propiedad espa\u00f1ola. Como tal, los costes de compra seguir\u00e1n siendo los mismos. Actualmente, un comprador estadounidense de una propiedad espa\u00f1ola pagar\u00eda los mismos costes de compra que, por ejemplo, un comprador franc\u00e9s o brit\u00e1nico. Sin embargo, un a\u00f1o despu\u00e9s de la compra de una propiedad espa\u00f1ola, un propietario que no pertenezca a la UE o al EEE estar\u00eda sujeto al NRIT, un impuesto nacional sobre la propiedad espa\u00f1ola. (Impuesto sobre la Renta de No Residentes). Este impuesto se aplica tanto si la propiedad se alquila como si no.<\/p>\r\n<p>El NRIT se calcula utilizando una base imponible del valor catastral del inmueble. La base imponible es de 2% del valor catastral de su propiedad o 1,1% si el valor catastral fue revisado despu\u00e9s del 1 de enero de 1994. Esta base imponible se multiplica por el tipo impositivo correspondiente. En la actualidad, los ciudadanos de la UE pagan 19%, mientras que los propietarios de inmuebles espa\u00f1oles que no pertenecen a la UE pagan 24%. Si se produce un Brexit sin acuerdo con la UE, lo m\u00e1s probable es que los propietarios brit\u00e1nicos tengan que pagar el tipo m\u00e1s alto de 24%.<\/p>\r\n<p>Nadie puede predecir con exactitud lo que ocurrir\u00e1 en un mercado inmobiliario espa\u00f1ol posterior al Brexit, pero todav\u00eda hay muchos propietarios brit\u00e1nicos que disfrutan de la casa de sus sue\u00f1os en Espa\u00f1a.
