Como resultado de la legislaci\u00f3n del Gobierno espa\u00f1ol introducida el pasado mes de noviembre, los bancos, y no los prestatarios, son ahora responsables del impuesto sobre actos jur\u00eddicos documentados (AJD), que supone entre el 2 y el 2,5% del valor de reembolso. El Euribor del Banco Central Europeo, en el que se basan los tipos de inter\u00e9s de las hipotecas en Espa\u00f1a, tambi\u00e9n es bajo, ya que se situ\u00f3 en junio en tan solo 0,11%.<span class=\"Apple-converted-space\">\u00a0<\/span>\n\nEstos factores han provocado un renovado entusiasmo entre los prestamistas para competir por la inversi\u00f3n extranjera, lo que ha llevado a algunos bancos a ofrecer una mayor cobertura de los costes de solicitud de la hipoteca para los potenciales compradores. El sistema de concesi\u00f3n de pr\u00e9stamos en Espa\u00f1a difiere del del Reino Unido y otros pa\u00edses, ya que se basa en la relaci\u00f3n entre la deuda y los ingresos, sin utilizar m\u00faltiplos de ingresos para calcular la asequibilidad.<span class=\"Apple-converted-space\">\u00a0<\/span>\n\nUn banco espa\u00f1ol prestar\u00e1 hasta 70% del valor de la propiedad a un no residente, dependiendo del perfil financiero de la persona, pero hay que tener en cuenta que los gastos de compra de alrededor de 10 a 15% har\u00e1n que el valor de la hipoteca, frente al precio de la propiedad baje a alrededor de 55%. En Espa\u00f1a no se pueden conceder hipotecas de compra para alquilar ni de s\u00f3lo inter\u00e9s, pero los bancos est\u00e1n avanzando hacia la oferta de hipotecas a tipo fijo, adem\u00e1s de las hipotecas a tipo variable, que antes eran casi siempre la \u00fanica opci\u00f3n disponible para los compradores extranjeros.<span class=\"Apple-converted-space\">\u00a0 <\/span>Los tipos de inter\u00e9s de las hipotecas fijas son actualmente hasta 1% m\u00e1s altos que los de las hipotecas variables, pero presentan un factor de riesgo menor, ya que se mantienen constantes durante la duraci\u00f3n del pr\u00e9stamo. <span class=\"Apple-converted-space\">\u00a0<\/span>\n\nLos tipos variables, sin embargo, pueden resultar beneficiosos para los clientes que deseen liquidar la hipoteca antes de tiempo, ya que los tipos de inter\u00e9s actuales son bajos y, si se puede conseguir un acuerdo sin comisiones por reembolso anticipado, los tipos pueden ser tan bajos como 1,4% sobre el saldo pendiente hasta que se liquide la deuda. Los inversores brit\u00e1nicos tambi\u00e9n pueden considerar prudente pedir un pr\u00e9stamo en euros mientras la libra est\u00e9 d\u00e9bil para poder devolver el pr\u00e9stamo en su totalidad cuando los tipos de cambio mejoren. <span class=\"Apple-converted-space\">\u00a0<\/span>\n\nLos tipos fijos dependen de la suma prestada y de los criterios del cliente que cumpla los requisitos, pero es bastante habitual que se ofrezcan 2,4% a 20 a\u00f1os o 2,65% a 25 a\u00f1os en hipotecas de hasta 200.000 euros. Estos tipos pueden reducirse en aproximadamente 0,2% si el valor de la hipoteca es sustancialmente mayor. Conviene recordar que los bancos espa\u00f1oles no conceden hipotecas sobre viviendas de nueva construcci\u00f3n, por lo que las solicitudes pueden retrasarse a la espera de la tasaci\u00f3n tras la finalizaci\u00f3n de la propiedad. <span class=\"Apple-converted-space\">\u00a0<\/span>\n\nEsto significa que cualquier coste inicial de la compra tendr\u00e1 que ser pagado en efectivo por el inversor. Otros costes a tener en cuenta a la hora de comprar una propiedad en Espa\u00f1a son: los gastos de tasaci\u00f3n, los gastos de notar\u00eda, los gastos de registro y las escrituras de la hipoteca; sin embargo, cuando se trata de sumas superiores a 250.000 euros, algunos bancos aceptan ahora cubrir estos costes, lo que supone un ahorro de m\u00e1s de 2.000 euros. Este clima competitivo permitir\u00e1 a los inversores extranjeros una mayor incursi\u00f3n en el mercado inmobiliario espa\u00f1ol y no podr\u00eda haber mejores noticias para cualquiera que sue\u00f1e con tener una casa en Espa\u00f1a.<span class=\"Apple-converted-space\">\u00a0<\/span>\n\nTambi\u00e9n hay buenas noticias para los actuales titulares de hipotecas de no residentes, ya que los bancos de Espa\u00f1a est\u00e1n ofreciendo por primera vez rehipotecas a tipos m\u00e1s bajos a los clientes que pagan tipos fijos. Se\u00f1ales alentadoras, sin duda, para aquellos que buscan asegurar una hipoteca sobre un inmueble en Espa\u00f1a.
