Cette \u00e9volution \u00e0 la baisse s'est traduite par une diminution des remboursements pour les d\u00e9tenteurs de pr\u00eats hypoth\u00e9caires en Espagne. L'Euribor n'avait cess\u00e9 d'augmenter depuis qu'il \u00e9tait devenu n\u00e9gatif au d\u00e9but de l'ann\u00e9e 2016 en raison de la politique d'assouplissement quantitatif de la Banque centrale europ\u00e9enne.<\/p>\n<p><\/p>\n<p>Les notaires espagnols font \u00e9tat d'une augmentation des demandes de pr\u00eats hypoth\u00e9caires et il semble que les pr\u00eats soient en train de remonter apr\u00e8s les perturbations caus\u00e9es par l'introduction, l'\u00e9t\u00e9 dernier, d'une l\u00e9gislation visant \u00e0 prot\u00e9ger les d\u00e9tenteurs de pr\u00eats hypoth\u00e9caires. Une politique qui a effectivement rendu plus difficile l'obtention d'un pr\u00eat hypoth\u00e9caire pour les acqu\u00e9reurs de logements.<\/p>\n<p><\/p>\n<p>Les chiffres ont montr\u00e9 que le nombre de pr\u00eats hypoth\u00e9caires r\u00e9sidentiels sign\u00e9s en Espagne au cours du mois d'octobre 2019 s'\u00e9levait \u00e0 pr\u00e8s de 24 300, soit une augmentation de plus de 8% en glissement annuel et la poursuite d'une tendance \u00e0 la hausse de trois mois cons\u00e9cutifs. Le montant moyen emprunt\u00e9 pour l'achat d'un logement a toutefois diminu\u00e9 de pr\u00e8s de 4% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, pour s'\u00e9tablir \u00e0 un peu moins de 132 500\u20ac.<\/p>\n<p><\/p>\n<p>L'ann\u00e9e 2020 pourrait \u00e9galement voir le march\u00e9 du logement en Espagne affect\u00e9 par un nouveau gouvernement. \u00c9lue en d\u00e9cembre 2019, l'alliance au pouvoir s'est d\u00e9j\u00e0 engag\u00e9e \u00e0 s'attaquer au probl\u00e8me du logement abordable en Espagne. Les politiques de la coalition entre les socialistes de centre-gauche dirig\u00e9s par Pedro Sanchez et Podemos, un parti de gauche dure, pourraient rebuter les investisseurs \u00e9trangers potentiels qui auraient pr\u00e9f\u00e9r\u00e9 un virage \u00e0 droite.<\/p>\n<p><\/p>\n<p>Les all\u00e8gements fiscaux accord\u00e9s aux soci\u00e9t\u00e9s d'investissement immobilier (SOCIMI) feront probablement l'objet d'un r\u00e9examen, et les structures des soci\u00e9t\u00e9s d'investissement immobilier ne seront pas encourag\u00e9es par la nouvelle coalition de gauche. Podemos souhaite \u00e9galement imposer un contr\u00f4le des loyers et r\u00e9glementer les locations touristiques, bien que tous les changements propos\u00e9s ne soient pas soutenus par le parlement dans son ensemble.<\/p>\n<p><\/p>\n<p>On peut \u00e9galement faire valoir que, dans le cas du contr\u00f4le des loyers pr\u00e9vu par le nouveau gouvernement, il n'y a pas grand-chose qui ne soit pas d\u00e9j\u00e0 l\u00e9gif\u00e9r\u00e9 au niveau r\u00e9gional, ce qui signifie que le gouvernement national n'aura qu'un pouvoir n\u00e9gligeable pour modifier le syst\u00e8me de location de vacances dans les endroits o\u00f9 il est le plus lucratif, tels que les \u00eeles Bal\u00e9ares.<\/p>\n<p><\/p>\n<p>La nouvelle ann\u00e9e sera marqu\u00e9e par des changements qui affecteront le march\u00e9 immobilier espagnol et son \u00e9conomie en g\u00e9n\u00e9ral. Il semble que le boom des investissements \u00e9trangers observ\u00e9 au cours de la derni\u00e8re d\u00e9cennie sera soumis \u00e0 des turbulences dues \u00e0 des changements dans le climat politique et que les prix de l'immobilier pourraient revenir \u00e0 un niveau plus r\u00e9aliste.<\/p>\n<p><\/p>\n<p>La modification du taux Euribor sera toutefois b\u00e9n\u00e9fique aux acheteurs \u00e0 court terme, car les emprunteurs qui d\u00e9tiennent d\u00e9j\u00e0 des pr\u00eats hypoth\u00e9caires espagnols variables bas\u00e9s sur l'Euribor verront leurs remboursements diminuer. Pour un pr\u00eat type de 120 000 euros sur 20 ans, ils \u00e9conomiseront environ 7 euros par mois.
