En 2020, des n\u00e9gociations auront lieu avant que des changements majeurs n'affectent les droits et les restrictions des citoyens britanniques vivant et travaillant en Europe.<\/p>\n<p>\u00a0<\/p>\n<p>Pour l'instant, un accord de retrait sign\u00e9 par toutes les parties maintiendra effectivement le statu quo au Royaume-Uni et en Europe. Le gouvernement espagnol a \u00e9galement d\u00e9clar\u00e9 que : \"Une fois la p\u00e9riode de transition termin\u00e9e, l'accord de retrait stipule que vos droits de r\u00e9sidence, de travail, d'\u00e9tude et de s\u00e9curit\u00e9 sociale seront maintenus. Selon le site web du gouvernement espagnol, les citoyens britanniques titulaires d'un certificat vert ou d'une carte d'identit\u00e9 d\u00e9livr\u00e9s avant la fin du mois de d\u00e9cembre de cette ann\u00e9e auront le droit de r\u00e9sider l\u00e9galement en Espagne selon les termes de l'accord de retrait.<\/p>\n<p>\u00a0<\/p>\n<p>La proc\u00e9dure d'achat et de vente d'un bien immobilier en Espagne devrait rester largement inchang\u00e9e pour les ressortissants britanniques car, en l'\u00e9tat actuel des choses, elle est d\u00e9j\u00e0 la m\u00eame pour les pays non membres de l'UE. Il peut toutefois y avoir de l\u00e9g\u00e8res diff\u00e9rences dans les taux d'imposition, de sorte que les investisseurs britanniques devront payer plus que leurs voisins de la Communaut\u00e9 europ\u00e9enne. Un autre facteur \u00e0 prendre en compte est la demande de biens immobiliers en provenance du Royaume-Uni, qui est rest\u00e9e soutenue tout au long du processus de Brexit, mais qui n'est pas encore arriv\u00e9e \u00e0 maturit\u00e9. <strong>peut<\/strong> \u00eatre affect\u00e9e par les variations du taux de change euro-sterling qui affecte le pouvoir d'achat des investisseurs britanniques.<\/p>\n<p>\u00a0<\/p>\n<p>Apr\u00e8s avoir r\u00e9cup\u00e9r\u00e9 un peu de terrain suite \u00e0 l'effondrement post-r\u00e9f\u00e9rendum et aux hauts et bas d'une position politique toujours changeante, la valeur de la livre sterling a baiss\u00e9 au d\u00e9but de ce mois, mais s'est ensuite redress\u00e9e. Cette \u00e9volution s'explique en partie par la position dure de Boris Johnson \u00e0 l'\u00e9gard d'un projet d'accord de libre-\u00e9change pour la Grande-Bretagne. \u00c0 l'instar de l'accord actuel entre l'Europe et le Canada, ce projet d'accord n'obligerait pas le Royaume-Uni \u00e0 accepter les r\u00e9glementations europ\u00e9ennes existantes et ne serait donc probablement pas accept\u00e9 par les pays membres de la Communaut\u00e9. Il est donc peu probable que les pays membres de la Communaut\u00e9 l'acceptent. Cela pourrait conduire \u00e0 un Brexit sans issue.<\/p>\n<p>\u00a0<\/p>\n<p>La chute de la livre a toutefois \u00e9t\u00e9 contrebalanc\u00e9e plus tard dans la semaine par une baisse de l'euro suite \u00e0 l'annonce que les chiffres de la vente au d\u00e9tail en Europe en d\u00e9cembre \u00e9taient les plus mauvais depuis 2008. L'id\u00e9e d'un retrait d\u00e9finitif de l'UE \u00e0 la fin de l'ann\u00e9e va, sans aucun doute, g\u00e9n\u00e9rer une certaine incertitude potentielle parmi les acheteurs britanniques, mais il est peu probable qu'elle \u00e9teigne la demande de biens immobiliers espagnols en provenance du Royaume-Uni. Les Britanniques ont v\u00e9cu avec cette incertitude depuis 2016 et l'effet sur les ventes de maisons a \u00e9t\u00e9 largement n\u00e9gligeable.<\/p>\n<p>\u00a0<\/p>\n<p>En ce qui concerne les investisseurs haut de gamme en particulier, les pr\u00e9occupations telles que les dispositions r\u00e9ciproques en mati\u00e8re de soins de sant\u00e9 et de protection sociale sont moins importantes pour ce groupe d'acheteurs et la perspective de poss\u00e9der un bien immobilier en Espagne reste extr\u00eamement attrayante. Il est \u00e9galement peu probable que la fin de l'alliance se traduise par des obligations fiscales plus \u00e9lev\u00e9es pour les investisseurs immobiliers britanniques que pour les acheteurs suisses ou norv\u00e9giens, par exemple, dans la m\u00eame situation. Le Brexit a donc enfin commenc\u00e9.<\/p>\n<p>\u00a0<\/p>\n<p>Pour certains, c'est un signe d'espoir, pour d'autres de tr\u00e9pidation, mais pour tous, c'est le signe d'un changement sans pr\u00e9c\u00e9dent et d'une p\u00e9riode d'adaptation pour favoriser une transition en douceur.
