Un programme de r\u00e9g\u00e9n\u00e9ration et d'embourgeoisement \u00e0 Ibiza a pouss\u00e9 un changement dans la d\u00e9mographie des visiteurs de l'\u00eele et, par cons\u00e9quent, la valeur des biens immobiliers a continu\u00e9 \u00e0 augmenter. La tendance \u00e0 la hausse a r\u00e9cemment \u00e9t\u00e9 aliment\u00e9e par le march\u00e9 \u00e9tranger qui a retrouv\u00e9 la confiance pour acheter une propri\u00e9t\u00e9 en Espagne.<\/p>\n<p>\u00a0<\/p>\n<p>Au quatri\u00e8me trimestre de 2021, 144 000 ventes de logements ont \u00e9t\u00e9 enregistr\u00e9es. Parmi celles-ci, quelque 18 150 transactions, soit 12,6% du total, provenaient de l'\u00e9tranger. Les principaux acheteurs \u00e9taient toujours les Britanniques, suivis des Allemands, des Fran\u00e7ais, des Marocains, des Belges et des Su\u00e9dois. Les nouvelles constructions de villas priv\u00e9es de plus de trois millions d'euros et les appartements neufs de plus de trois cent mille euros ont domin\u00e9 les ventes, tandis que les prix restent tributaires de la r\u00e9gion.<\/p>\n<p>\u00a0<\/p>\n<p>Les maisons \u00e0 Formentera, par exemple, peuvent facilement co\u00fbter plus de sept millions d'euros, tandis que les appartements \u00e0 San Antonio peuvent encore \u00eatre achet\u00e9s \u00e0 partir de deux cent mille euros. Il y a plusieurs raisons pour lesquelles l'investissement immobilier \u00e0 Ibiza est florissant. La reprise du tourisme qui a suivi les ann\u00e9es mis\u00e9rables du covid a entra\u00een\u00e9 une forte hausse de la demande d'h\u00e9bergement. Les compagnies a\u00e9riennes et les tour-op\u00e9rateurs redoublent d'efforts pour attirer les visiteurs sur l'\u00eele en 2022, ce qui ne manquera pas d'augmenter la valeur des biens immobiliers, en particulier des propri\u00e9t\u00e9s d\u00e9tenant une licence touristique pour la location de vacances.<\/p>\n<p>\u00a0<\/p>\n<p>La principale institution financi\u00e8re, Caixabank, a pr\u00e9vu une augmentation de 4% des prix de l'immobilier par rapport \u00e0 l'ann\u00e9e derni\u00e8re et un chiffre similaire pour 2023. \u00c0 la fin de l'ann\u00e9e derni\u00e8re, l'Euribor, qui d\u00e9termine les taux d'int\u00e9r\u00eat, s'est \u00e9tabli \u00e0 -0,5%, achevant ainsi six ann\u00e9es cons\u00e9cutives de valeurs n\u00e9gatives. S'il reste \u00e0 -0,03% comme pr\u00e9vu, cela garantira qu'une augmentation des taux d'int\u00e9r\u00eat par la Banque europ\u00e9enne ne se produira pas et que, malgr\u00e9 une augmentation pr\u00e9vue de l'inflation de 3%, des pr\u00eats hypoth\u00e9caires \u00e0 faible co\u00fbt seront toujours disponibles.<\/p>\n<p>\u00a0<\/p>\n<p>Les acheteurs et agents \u00e9trangers seront \u00e9galement touch\u00e9s par les nouvelles r\u00e9glementations de la loi sur le logement qui doivent \u00eatre approuv\u00e9es par le Conseil des ministres du gouvernement espagnol en 2022. Les nouvelles r\u00e9glementations comprendront l'introduction d'une surtaxe sur les logements vides, l'affectation de 30% des nouveaux d\u00e9veloppements r\u00e9sidentiels \u00e0 des logements abordables et des incitations fiscales pour les petits propri\u00e9taires fonciers. Les nouvelles lois seront toutefois soumises \u00e0 une p\u00e9riode de transition de 18 mois pour leur mise en \u0153uvre, ce qui entra\u00eenera un retard jusqu'en 2023-2024 avant leur entr\u00e9e en vigueur compl\u00e8te.<\/p>\n<p>\u00a0<\/p>\n<p>Ces facteurs se combinent pour faire de l'acquisition d'une propri\u00e9t\u00e9 en 2022 une perspective attrayante et, avec les experts du secteur, l'Uni\u00f3n de Cr\u00e9ditos Inmobiliarios (UCI) et la Spanish International Realty Alliance (SIRA), qui pr\u00e9voient que le prix des logements augmentera de 8% dans les \u00eeles Bal\u00e9ares cette ann\u00e9e, la tendance \u00e0 la hausse des investissements \u00e9trangers semble devoir se poursuivre.<\/p>\n\n\n<div style=\"height:37px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n<p>\u00a0<\/p>\n<p><span style=\"color: #1c1599;\">Vous avez une propri\u00e9t\u00e9 \u00e0 vendre ?
