La plus grande part du march\u00e9 est toujours revenue aux Britanniques qui, malgr\u00e9 les inqui\u00e9tudes li\u00e9es au Brexit, ont repr\u00e9sent\u00e9 17% des acheteurs \u00e9trangers en 2018. Les investisseurs allemands ont remplac\u00e9 les Fran\u00e7ais en tant que deuxi\u00e8me groupe d'acheteurs pendant trois des quatre trimestres de l'ann\u00e9e derni\u00e8re, avec une part de march\u00e9 de 8%, contre 7% pour la France.<\/p>\n<p>C'est une bonne nouvelle pour les \u00eeles Bal\u00e9ares, une r\u00e9gion qui a tendance \u00e0 attirer les acheteurs allemands, mais une mauvaise nouvelle pour la Catalogne, une r\u00e9gion plus populaire aupr\u00e8s des investisseurs fran\u00e7ais. Parmi les autres grands pays o\u00f9 il est possible d'investir, on trouve la Belgique avec 6%, la Su\u00e8de et l'Italie avec 5% : La Belgique avec 6%, la Su\u00e8de et l'Italie avec 5%, la Chine avec 4% et les Pays-Bas avec 3%.<\/p>\n<p>Apr\u00e8s plusieurs ann\u00e9es de croissance, la demande \u00e9trang\u00e8re pour les biens immobiliers espagnols est rest\u00e9e largement statique et a m\u00eame l\u00e9g\u00e8rement baiss\u00e9 au cours du dernier trimestre 2018, pour la premi\u00e8re fois depuis 2010. La demande int\u00e9rieure, en revanche, a augment\u00e9 de 8,6% au cours du dernier trimestre de l'ann\u00e9e. Les ventes aux citoyens espagnols ont termin\u00e9 \u00e0 104 982 sur la p\u00e9riode, tandis que le nombre de maisons achet\u00e9es par des acheteurs \u00e9trangers \u00e9tait de 15 217, un chiffre presque inchang\u00e9 par rapport au quatri\u00e8me trimestre de 2017.<\/p>\n<p>L'analyse des r\u00e9sultats indique que la plupart des march\u00e9s \u00e9trangers se sont en fait contract\u00e9s au cours de la derni\u00e8re p\u00e9riode, les acheteurs norv\u00e9giens et belges diminuant respectivement de 161 et 151 TTP3T et les ventes su\u00e9doises enregistrant une forte baisse de 291 TTP3T, soit pr\u00e8s du double de celle des pays susmentionn\u00e9s. En revanche, les ventes aux acheteurs britanniques ont augment\u00e9 de 6%, ce qui indique peut-\u00eatre un empressement \u00e0 s'installer sur le march\u00e9 immobilier espagnol avant le retrait de la Grande-Bretagne de l'UE.<\/p>\n<p>Les investissements en provenance du reste du monde ont fait \u00e9cho \u00e0 cette tendance, avec une augmentation de 13% des achats de biens immobiliers espagnols, ce qui a entra\u00een\u00e9 un changement du march\u00e9 traditionnel. Il est \u00e9vident que cette derni\u00e8re cat\u00e9gorie comprend un grand nombre de pays diff\u00e9rents, dont beaucoup n'ont pas suffisamment contribu\u00e9 pour figurer sur la liste des principaux investisseurs. Il est toutefois int\u00e9ressant de noter que, pour la premi\u00e8re fois depuis que les chiffres sont publi\u00e9s, les \u00c9tats-Unis figurent, les investisseurs am\u00e9ricains ayant achet\u00e9 144 propri\u00e9t\u00e9s en Espagne au cours du dernier trimestre 2018.<\/p>\n<p>Le dernier rapport de l'Association des conservateurs espagnols du cadastre fait \u00e9tat d'une augmentation globale des ventes de 7%. Il y a eu 120 199 ventes de logements inscrites au Registre foncier espagnol d'octobre \u00e0 d\u00e9cembre. Le quatri\u00e8me trimestre 2018 a montr\u00e9 une croissance nulle de la demande \u00e9trang\u00e8re, contre une augmentation de 20% par an en 2017 et plus de 30% pendant certaines p\u00e9riodes de 2016. Les investissements \u00e9trangers repr\u00e9sentent toutefois encore quelque 13% du march\u00e9 immobilier espagnol et les ventes \u00e9trang\u00e8res sont rest\u00e9es \u00e0 ce niveau depuis leur reprise en 2014, apr\u00e8s avoir atteint leur niveau le plus bas de 4% en 2009.<\/p>\n<p>Le fait que les acheteurs britanniques constituent toujours le groupe d'investisseurs le plus important dans l'immobilier espagnol sugg\u00e8re que la confiance reste \u00e9lev\u00e9e parmi les acheteurs britanniques. Cela peut \u00e9galement indiquer un empressement \u00e0 finaliser les ventes avant toute nouvelle l\u00e9gislation.
