Selon les donn\u00e9es publi\u00e9es par l'Institut national de la statistique (INE), 38 621 ventes de logements espagnols ont \u00e9t\u00e9 enregistr\u00e9es au cours de la p\u00e9riode allant jusqu'au 11 septembre. Ce chiffre s'\u00e9l\u00e8ve \u00e0 42 766 si l'on inclut les logements subventionn\u00e9s (VPO).<\/p>\r\n<p>Les r\u00e9sultats indiquent une forte croissance dans la plupart des r\u00e9gions d'Espagne, \u00e0 l'exception notable de certaines destinations de vacances, notamment les \u00eeles Canaries et les Bal\u00e9ares. Cette situation pourrait \u00eatre due \u00e0 une p\u00e9nurie de biens immobiliers disponibles \u00e0 des prix abordables. Certes, les prix de l'immobilier aux Bal\u00e9ares ont continu\u00e9 \u00e0 augmenter r\u00e9guli\u00e8rement, affichant une hausse de 4% au cours des 12 mois pr\u00e9c\u00e9dant novembre, mais ce chiffre est l\u00e9g\u00e8rement inf\u00e9rieur \u00e0 la moyenne nationale de 5%.<\/p>\r\n<p>Il ne fait cependant aucun doute que les propri\u00e9t\u00e9s c\u00f4ti\u00e8res des Bal\u00e9ares et des \u00eeles Canaries, ainsi que les maisons dans les grandes villes comme Barcelone et Madrid, sont le type d'immobilier le plus demand\u00e9. Les Bal\u00e9ares et les Canaries ont connu la plus forte croissance des prix de l'immobilier depuis la fin de la r\u00e9cession en 2014, augmentant de pr\u00e8s de 20% sur la p\u00e9riode de quatre ans.<\/p>\r\n<p>La valeur des biens immobiliers est encore bien inf\u00e9rieure \u00e0 ce qu'elle \u00e9tait avant la crise financi\u00e8re, les prix des logements espagnols \u00e9tant en g\u00e9n\u00e9ral inf\u00e9rieurs de pr\u00e8s de 35% \u00e0 ce qu'ils \u00e9taient en 2007. Les Bal\u00e9ares et les \u00eeles Canaries, cependant, ont connu une baisse globale de seulement 22% par rapport \u00e0 2007. Le march\u00e9 de l'immobilier, dans son ensemble, semble bien orient\u00e9 aux Bal\u00e9ares, le seul probl\u00e8me qui subsiste pour les promoteurs et les agents \u00e9tant le maintien de l'offre. En Murcie, un nombre stup\u00e9fiant de 57% de tous les investissements immobiliers \u00e9trangers \u00e9taient britanniques. Les plus gros acheteurs suivants \u00e9taient les Fran\u00e7ais avec 8%, soit seulement la moiti\u00e9 du volume des ventes britanniques, suivis par l'Allemagne avec 7% et la Belgique avec 6%.<\/p>\r\n<p>R\u00e9cemment, de bonnes nouvelles ont \u00e9t\u00e9 annonc\u00e9es aux d\u00e9tenteurs potentiels de pr\u00eats hypoth\u00e9caires en Espagne, ce qui pourrait donner confiance aux investisseurs qui ont besoin de capitaux pour acheter. L'Espagne a \u00e9t\u00e9 critiqu\u00e9e pour avoir tra\u00een\u00e9 les pieds dans l'application de l'arr\u00eat de la Cour europ\u00e9enne sur l'ill\u00e9galit\u00e9 des hypoth\u00e8ques assorties de clauses plancher. Ces clauses ont laiss\u00e9 de nombreux d\u00e9tenteurs de pr\u00eats hypoth\u00e9caires espagnols dans une situation d'endettement consid\u00e9rable et ont entra\u00een\u00e9 des taux et des remboursements exorbitants.<\/p>\r\n<p>Le pays a re\u00e7u l'ordre d'appliquer la politique de l'Union europ\u00e9enne sous peine d'amendes de 100 000 euros par jour jusqu'\u00e0 ce que la loi soit adopt\u00e9e. La nouvelle l\u00e9gislation \u00e9tendra \u00e9galement la p\u00e9riode de d\u00e9faut de paiement d'un pr\u00eat hypoth\u00e9caire avant qu'une banque ne puisse demander la saisie du bien, qui passera de 3 mois, comme c'est actuellement le cas en Espagne, \u00e0 la norme europ\u00e9enne actuelle de 12 mois ou 3% du capital. Les modifications apport\u00e9es \u00e0 ces lois inciteront davantage d'investisseurs visionnaires, mais qui ne prennent pas de risques, \u00e0 financer leurs r\u00eaves avec une plus grande tranquillit\u00e9 d'esprit.<\/p>\r\n<p>C'est une bonne nouvelle pour les investisseurs, certes, mais aussi pour l'\u00e9conomie espagnole en g\u00e9n\u00e9ral. Le taux d'accession \u00e0 la propri\u00e9t\u00e9 est l'un des principaux indicateurs de la richesse nationale et la demande de biens immobiliers pousse l'industrie \u00e0 produire. L'insuffisance de l'offre est le principal facteur contribuant \u00e0 la baisse des ventes dans les \u00eeles Bal\u00e9ares.
