Les derniers chiffres, publi\u00e9s par l'Institut national de la statistique, Espagne (INE.es), montrent que les prix moyens des logements ont augment\u00e9 de 7,2% d'une ann\u00e9e sur l'autre. Cela indique 18 trimestres successifs de croissance de la valeur de l'immobilier espagnol.<\/p>\r\n<p>Les \u00eeles Bal\u00e9ares prennent la t\u00eate de la comp\u00e9tition pour la reprise, d\u00e9passant le succ\u00e8s des autres r\u00e9gions d'Espagne, avec des prix finissant le troisi\u00e8me trimestre de 2018 \u00e0 90% de leur niveau d'avant la crise, ce qui repr\u00e9sente une augmentation de 7%. La ville de Madrid arrive juste derri\u00e8re, avec une reprise \u00e0 80% des prix immobiliers d'avant 2008 et une hausse des prix tr\u00e8s impressionnante de 10,9% au cours de l'ann\u00e9e \u00e9coul\u00e9e. Des r\u00e9gions comme Castille et L\u00e9on et La Rioja, par exemple, ont connu une augmentation annuelle des prix de l'immobilier de 8,81 et 9,71 pt3 respectivement. Les pr\u00e9visions pour le march\u00e9 immobilier espagnol en 2019 sont \u00e9galement bonnes, en particulier en ce qui concerne les investissements \u00e9trangers.<\/p>\r\n<p>L'int\u00e9r\u00eat provient d\u00e9sormais non seulement des march\u00e9s europ\u00e9ens traditionnellement fiables que sont la Grande-Bretagne, l'Allemagne et la France, mais aussi de pays tels que les \u00c9tats-Unis et de pays europ\u00e9ens plus \u00e9loign\u00e9s comme la Su\u00e8de, la Belgique et le Danemark, des pays qui n'\u00e9taient pas consid\u00e9r\u00e9s auparavant comme des investisseurs majeurs dans l'immobilier espagnol. Les investisseurs \u00e9trangers sont attir\u00e9s par les zones c\u00f4ti\u00e8res et les grandes villes o\u00f9 il existe un potentiel locatif et un grand nombre de visiteurs, que ce soit pour les affaires ou les loisirs.\u00a0<\/p>\r\n<p>La valeur de l'immobilier aux Bal\u00e9ares a augment\u00e9 en raison de l'attrait mondial des \u00eeles, mais il est int\u00e9ressant de noter que les prix des nouvelles constructions n'ont augment\u00e9 que de 4%, contre 7,3% pour les reventes. Cela pourrait \u00eatre d\u00fb \u00e0 une diminution de l'offre de projets de qualit\u00e9 sur les \u00eeles, ou \u00e0 une baisse de la demande de propri\u00e9t\u00e9s sur plan et de propri\u00e9t\u00e9s neuves. En effet, les promoteurs ont peut-\u00eatre surestim\u00e9 l'attrait visuel des nouvelles constructions, tandis que les investisseurs potentiels ont soigneusement pes\u00e9 les avantages et les inconv\u00e9nients de l'achat sur plan par rapport \u00e0 ceux de la possession d'un bien immobilier \u00e9tabli.<\/p>\r\n<p>Cette tendance ne se refl\u00e8te que dans cinq des dix-sept r\u00e9gions d'Espagne recens\u00e9es dans l'enqu\u00eate de l'INE, dont Madrid qui affiche une croissance annuelle des prix de 6,3% pour les constructions neuves contre 11,8% pour les reventes et les \u00eeles Canaries o\u00f9 une hausse de 4,6% pour les constructions neuves se compare \u00e0 une plus-value de 5,4% pour les reventes. Les exceptions notables \u00e0 cette tendance sont les r\u00e9gions de Murcie et de Castille-La-Manche, o\u00f9 les constructions neuves ont enregistr\u00e9 une croissance de 7,51 T et 8,81 T respectivement, contre 3,31 T et 2,21 T respectivement pour les reventes.<\/p>\r\n<p>Une reprise compl\u00e8te apr\u00e8s les jours sombres de la crise financi\u00e8re semble donc imminente pour le march\u00e9 immobilier espagnol, m\u00eame apr\u00e8s avoir fait face \u00e0 de nombreux d\u00e9fis, y compris une baisse potentielle de la demande de la part d'une Grande-Bretagne post-Brexit.
