L'Euribor de la Banque centrale europ\u00e9enne, qui sous-tend les taux hypoth\u00e9caires en Espagne, est \u00e9galement bas, s'\u00e9tablissant \u00e0 seulement 0,11% en juin.<span class=\"Apple-converted-space\">\u00a0<\/span>\n\nCes facteurs ont provoqu\u00e9 un regain d'enthousiasme parmi les pr\u00eateurs pour attirer les investissements \u00e9trangers, ce qui a conduit certaines banques \u00e0 proposer de couvrir une plus grande partie des frais de demande de pr\u00eat hypoth\u00e9caire pour les acheteurs potentiels. Le syst\u00e8me de pr\u00eat en Espagne diff\u00e8re de celui du Royaume-Uni et d'autres pays, car il fonctionne sur la base d'un ratio dette\/revenu sans utiliser de multiples de revenus pour calculer l'accessibilit\u00e9 financi\u00e8re.<span class=\"Apple-converted-space\">\u00a0<\/span>\n\nUne banque espagnole pr\u00eatera jusqu'\u00e0 70% de la valeur du bien \u00e0 un non-r\u00e9sident en fonction du profil financier de l'individu, mais il faut tenir compte du fait que des frais d'achat d'environ 10 \u00e0 15% ram\u00e8neront la valeur de l'hypoth\u00e8que, par rapport au prix du bien, \u00e0 environ 55%. Les hypoth\u00e8ques \"buy-to-let\" et les hypoth\u00e8ques \u00e0 taux unique ne sont pas disponibles en Espagne, mais les banques tendent \u00e0 proposer des hypoth\u00e8ques \u00e0 taux fixe ainsi que des hypoth\u00e8ques \u00e0 taux variable, qui \u00e9taient auparavant presque toujours la seule option disponible pour les acheteurs \u00e9trangers.<span class=\"Apple-converted-space\">\u00a0 <\/span>Les taux hypoth\u00e9caires fixes sont actuellement jusqu'\u00e0 1% plus \u00e9lev\u00e9s que leurs homologues variables, mais ils pr\u00e9sentent un facteur de risque plus faible car ils restent constants pendant toute la dur\u00e9e du pr\u00eat. <span class=\"Apple-converted-space\">\u00a0<\/span>\n\nLes taux variables peuvent toutefois s'av\u00e9rer avantageux pour les clients qui envisagent de rembourser leur pr\u00eat hypoth\u00e9caire par anticipation, car les taux d'int\u00e9r\u00eat actuels sont bas et si un accord sans frais de remboursement anticip\u00e9 peut \u00eatre obtenu, les taux peuvent \u00eatre aussi bas que 1,4% sur le solde restant d\u00fb jusqu'\u00e0 ce que la dette soit rembours\u00e9e. Les investisseurs britanniques peuvent \u00e9galement consid\u00e9rer qu'il est judicieux d'emprunter en euros pendant que la livre est faible, afin de rembourser int\u00e9gralement le pr\u00eat lorsque les taux de change s'am\u00e9lioreront. <span class=\"Apple-converted-space\">\u00a0<\/span>\n\nLes taux fixes d\u00e9pendent de la somme emprunt\u00e9e et des crit\u00e8res du client, mais il est assez courant de se voir proposer 2,4% sur 20 ans ou 2,65% sur 25 ans pour des pr\u00eats hypoth\u00e9caires jusqu'\u00e0 200 000 \u20ac. Ces taux peuvent \u00eatre r\u00e9duits d'environ 0,2% si la valeur de l'hypoth\u00e8que est consid\u00e9rablement plus \u00e9lev\u00e9e. Il convient de rappeler que les banques espagnoles n'accordent pas de pr\u00eats hypoth\u00e9caires sur les nouvelles constructions. Les demandes peuvent donc \u00eatre retard\u00e9es dans l'attente d'une \u00e9valuation \u00e0 l'ach\u00e8vement de la propri\u00e9t\u00e9. <span class=\"Apple-converted-space\">\u00a0<\/span>\n\nCela signifie que tous les co\u00fbts d'achat initiaux devront \u00eatre pay\u00e9s en esp\u00e8ces par l'investisseur. Les autres co\u00fbts \u00e0 prendre en compte lors de l'achat d'une propri\u00e9t\u00e9 en Espagne sont : les frais d'\u00e9valuation, les frais de notaire, les frais d'enregistrement et les actes hypoth\u00e9caires. Cependant, lorsque des sommes sup\u00e9rieures \u00e0 250 000 \u20ac sont impliqu\u00e9es, certaines banques acceptent d\u00e9sormais de couvrir ces co\u00fbts, ce qui repr\u00e9sente une \u00e9conomie de plus de 2 000 \u20ac. Ce climat concurrentiel permettra aux investisseurs \u00e9trangers d'acc\u00e9der plus facilement au march\u00e9 immobilier espagnol et il n'y a pas de meilleure nouvelle pour tous ceux qui r\u00eavent de poss\u00e9der une maison en Espagne.<span class=\"Apple-converted-space\">\u00a0<\/span>\n\nIl y a \u00e9galement de bonnes nouvelles pour les d\u00e9tenteurs d'un pr\u00eat hypoth\u00e9caire non-r\u00e9sidents, car les banques espagnoles proposent pour la premi\u00e8re fois des r\u00e9hypoth\u00e8ques \u00e0 taux r\u00e9duit aux clients qui paient des taux fixes. Des signes encourageants en effet pour ceux qui cherchent \u00e0 obtenir un pr\u00eat hypoth\u00e9caire pour un bien immobilier en Espagne.
