Dankzij de sterk verbeterde lucht- en zeeverbindingen is reizen naar het Witte Eiland snel en gemakkelijk, zelfs tijdens de wintermaanden, wanneer de dagen in het noorden kort en donker zijn, terwijl de zon hier op Ibiza bijna het hele jaar door schijnt.<\/p>\n<p>De vastgoedmarkt op Ibiza biedt alles waar men van kan dromen, van romantische landhuizen en luxe villa's tot eenvoudige appartementen. Zodra u het huis van uw dromen hebt gevonden, is het belangrijk om uw gezond verstand niet te laten varen bij het ondertekenen van uw contract. Hier op Ibiza, waar veel kopers uit het buitenland komen en niet bekend zijn met de wetten en de taal, is het een goed idee om het advies in te winnen van een onafhankelijke expert. We bedoelen hiermee echte professionals, niet de betweter die u in de plaatselijke bar hebt ontmoet en die, bij het laatste biertje dat hij voor u heeft gekocht, opschept over zijn vele jaren ervaring op het eiland.<\/p>\n<p><strong>Hier zijn de belangrijkste punten die moeten worden overwogen bij de aankoop van onroerend goed in Ibiza:<\/strong><\/p>\n<p><b>\u00a0<\/b><\/p>\n<ul>\n<li>- De eerste stap bestaat erin bij het Kadaster na te gaan of de verkoper wel degelijk als eigenaar van het onroerend goed is ingeschreven. Dit kan vreemd lijken voor sommige van onze lezers, maar in Spanje, in tegenstelling tot andere Europese landen, is het verplicht om de aankoop van een onroerend goed te formaliseren voor een notaris en het op te nemen in het register. Echter, om volledige rechtszekerheid te garanderen, raden wij alle kopers ten zeerste aan de aankoop te formaliseren met een notari\u00eble verklaring en deze in te schrijven in het Kadaster.<\/li>\n<\/ul>\n<ul>\n<li><\/li>\n<li>- Ook moet u bij de controle van het register goed kijken naar de beschrijving van het onroerend goed. Is mijn droomhuis, waarvoor ik een aanzienlijke som geld zal betalen, geregistreerd met alles wat eraan vastzit? Is de grootte van het pand correct geregistreerd, inclusief de bebouwde oppervlakte, het zwembad, de garage, enz. Of wordt het omschreven als landbouwgrond met bomen en een ru\u00efne erop. Of misschien, in plaats van alle 20.000m2 die we willen kopen, is slechts 5.000m2 opgenomen. Als de gegevens die zijn geregistreerd sterk verschillen van wat er werkelijk is, dan zullen we moeten overwegen of het geschikt zou zijn om de verkoper te vragen de fouten te corrigeren, wat een langzame en kostbare procedure kan zijn, ervan uitgaande dat het zelfs haalbaar is.<\/li>\n<\/ul>\n<ul>\n<li><\/li>\n<li>- Het is de moeite waard om niet alleen het kadaster te controleren, maar ook het kadaster. In Spanje is het kadaster onafhankelijk van het Kadaster, en het komt dan ook vaak voor dat de gegevens in beide kadasters verschillen. In het kadaster zijn vaak nog de vroegere eigenaars opgenomen en, in het geval van landelijke eigendommen, de enorme oorspronkelijke eigendommen die nu zijn opgedeeld. Dit kan complicaties met zich meebrengen bij het afbakenen van de grenzen van het onroerend goed en bij het betalen van de onroerende voorheffing.<\/li>\n<\/ul>\n<ul>\n<li><\/li>\n<li>- Maar u moet niet alleen het kadaster en het kadaster controleren, er zijn nog meer manieren om dit te doen. Als het een nieuw eigendom is, moet u controleren of de definitieve certificaten bestaan en of de Raad het bewoningscertificaat heeft afgegeven. Anders kunt u later problemen krijgen.<\/li>\n<\/ul>\n<ul>\n<li><\/li>\n<li>- Bij de aankoop van een appartement is het raadzaam na te gaan of de verkoper alle verschuldigde gemeenschapsgelden en lokale belastingen aan de gemeente heeft betaald, aangezien de nieuwe eigenaar hiervoor aansprakelijk is als dit niet het geval is.<\/li>\n<\/ul>\n<ul>\n<li><\/li>\n<li>- Naast al het bovenstaande moet u zich ook informeren over de kosten en belastingen die het kopen van een onroerend goed met zich meebrengt: belastingen op de overdracht van onroerend goed, inschrijvingskosten van het register, mogelijkheid van vermogenswinstbelasting, om er maar een paar te noemen.<\/li>\n<\/ul>\n<ul>\n<li><\/li>\n<li>- Zelfs als u alle nodige informatie verzamelt voordat u een woning koopt, kunt u er niet volledig zeker van zijn dat er zich in de toekomst geen problemen zullen voordoen met uw droomhuis.
