In de loop van 2020 zal er worden onderhandeld voordat er grote veranderingen plaatsvinden die van invloed zijn op de rechten en beperkingen van Britse burgers die in Europa wonen en werken.<\/p>\n<p>\u00a0<\/p>\n<p>Op dit moment zal een door alle partijen ondertekende terugtrekkingsovereenkomst de status quo in het Verenigd Koninkrijk en Europa in feite handhaven. De Spaanse regering heeft ook verklaard dat: \"Zodra de overgangsperiode afloopt, bepaalt de terugtrekkingsovereenkomst dat uw rechten inzake verblijf, werk, studie en sociale zekerheid gehandhaafd blijven\". Volgens de website van de Spaanse regering hebben Britse burgers die in het bezit zijn van een groen certificaat of een identiteitskaart die v\u00f3\u00f3r eind december van dit jaar is afgegeven, het recht om legaal in Spanje te verblijven onder de voorwaarden van de terugtrekkingsovereenkomst.<\/p>\n<p>\u00a0<\/p>\n<p>De procedure voor de aan- en verkoop van onroerend goed in Spanje zal voor Britse onderdanen grotendeels ongewijzigd blijven, omdat het voor de huidige niet-EU-landen al hetzelfde is. Er kunnen echter kleine verschillen zijn in de belastingtarieven, waardoor Britse investeerders meer moeten betalen dan hun buren in de Europese Gemeenschap. Een andere factor waarmee rekening moet worden gehouden is de vraag naar vastgoed uit het VK, die tijdens het Brexit-proces gezond is gebleven, maar <strong>mei<\/strong> worden be\u00efnvloed door veranderingen in de euro-sterling wisselkoers, die de koopkracht van Britse beleggers be\u00efnvloedt.<\/p>\n<p>\u00a0<\/p>\n<p>Na een terugval na het referendum en de hoogte- en dieptepunten van een steeds veranderende politieke positie, daalde de waarde van het Britse pond begin deze maand, maar sindsdien is het weer gestegen. Dit werd deels gezien als een gevolg van het harde standpunt van Boris Johnson over een voorgestelde vrijhandelsovereenkomst voor Groot-Brittanni\u00eb. Net als de huidige overeenkomst tussen Europa en Canada, zou deze voorgestelde overeenkomst het VK niet verplichten om bestaande EU-regelgeving te aanvaarden en zal dus waarschijnlijk niet worden aanvaard door de lidstaten van de Gemeenschap. Dit zou kunnen leiden tot een no-deal Brexit.<\/p>\n<p>\u00a0<\/p>\n<p>De daaropvolgende daling van het pond werd later in de week echter gecompenseerd door een daling van de euro na het nieuws dat de detailhandelscijfers in Europa in december de slechtste waren sinds 2008. Het idee van een definitieve terugtrekking uit de EU aan het einde van dit jaar zal ongetwijfeld enige potenti\u00eble onzekerheid veroorzaken bij Britse kopers, maar het is onwaarschijnlijk dat dit de vraag naar Spaans onroerend goed vanuit het Verenigd Koninkrijk zal doen afnemen. De Britten leven al sinds 2016 met deze onzekerheid en het effect op de huizenverkoop is grotendeels te verwaarlozen.<\/p>\n<p>\u00a0<\/p>\n<p>Met name voor investeerders uit het topsegment zijn zaken als wederzijdse gezondheidszorg en sociale voorzieningen minder belangrijk voor deze groep kopers en ziet het vooruitzicht van onroerend goed in Spanje er nog steeds bijzonder aantrekkelijk uit. Het is ook onwaarschijnlijk dat het einde van de alliantie zou leiden tot hogere belastingverplichtingen voor Britse investeerders in onroerend goed dan die van bijvoorbeeld Zwitserse of Noorse kopers in dezelfde situatie. Brexit is dus eindelijk begonnen.<\/p>\n<p>\u00a0<\/p>\n<p>Voor sommigen betekent het hoop, voor anderen vrees, maar voor iedereen betekent het een ongekende verandering en een periode van aanpassing om een soepele overgang te bevorderen. Het VK is echter altijd de belangrijkste klant van de Spaanse vastgoedmarkt geweest en welke overeenkomsten of geschillen de Brexit-onderhandelingen ook opleveren, eind 2020 zal die situatie waarschijnlijk niet wezenlijk veranderen.<\/p>\n\n\n<div style=\"height:37px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n<p><span style=\"color: #1c1599;\">Heeft u een woning te verkopen?
