De offici\u00eble vereniging van makelaars (COAPI) meldt positieve signalen die de hoop wekken op voldoende groei in de rest van 2020 om de weg vrij te maken voor de geschetste optimistische voorspellingen. In tegenstelling tot de financi\u00eble crisis van 2008, waar het herstel tot 2014 duurde, is er weinig of geen aanbodoverschot op de woningmarkt. Vrijwel zeker dankzij de lessen die zijn getrokken uit de verwoesting die daarop volgde, is de publieke en private schuld niet langer van catastrofale proporties, waardoor een tweede crash onwaarschijnlijk is.<\/p>\n<p>\u00a0<\/p>\n<p>Er blijft ook een enorme vraag naar Spaans vastgoed vanuit het buitenland, die, als er al iets is, verder is aangewakkerd door de tijdelijke verlamming van de markt door de COVID. Sinds de donkere dagen van de crash heeft de vastgoedsector zichzelf opnieuw uitgevonden en vraag en aanbod veel beter op elkaar afgestemd. De economie is ook niet zoals vroeger volledig tot stilstand gekomen, gezien de hulpmiddelen die de technologie, die 16 jaar geleden nog niet algemeen beschikbaar was, nu biedt.<\/p>\n<p>\u00a0<\/p>\n<p>Geschat wordt dat de Spaanse vastgoedprijzen op korte termijn gemiddeld met 10-20% zullen dalen, afhankelijk van het gebied, maar naarmate de vraag toeneemt, zullen de marktkrachten de waarde van het vastgoed opdrijven. Interessant is dat er sinds het uitbreken van COVID-19 veranderingen te zien zijn in de soorten eigendommen die potenti\u00eble investeerders zoeken. Makelaars hebben gemeld dat kopers de voorkeur geven aan huizen met buitenruimte boven huizen die alleen binnen leven. Ook al zijn de interieurs van deze laatste ruimer, een vluchtweg, al was het maar naar een klein balkon of terras, is blijkbaar een essenti\u00eble vereiste geworden voor de huiseigenaar na de sluiting.<\/p>\n<p>\u00a0<\/p>\n<p>Het virus lijkt een minder grote invloed te hebben gehad op de aankoop van luxe eigendommen: veel verkopen gingen door, ondanks de aan kopers en verkopers opgelegde bewegingsbeperkingen. Hier op Ibiza werd gespeculeerd dat de recente bouwvoorschriften, die de grootte van nieuwbouwwoningen op het platteland beperken tot 320 vierkante meter, de verkoop kunnen schaden. De nieuwe wetten, die zijn ingevoerd om de integriteit van de natuurlijke omgeving te bewaren, hebben er zeker toe geleid dat het moeilijker is om vergunningen te krijgen, maar ze hebben kopers juist aangemoedigd. Het lijkt erop dat investeerders de exclusiviteit van onroerend goed op het eiland waarderen en dat de vraag als reactie daarop is toegenomen.<\/p>\n<p>\u00a0<\/p>\n<p>Ondanks de algemene sfeer van turbulentie en het voortdurend verschuiven van het zand is er nog steeds reden voor optimisme, aangezien de grotere flu\u00efditeit die nu in de vastgoedmarkt bestaat, de ernstige pieken en dalen die de markt in het verleden hebben geteisterd, zal helpen vermijden. Het is een algemeen erkend feit dat niemand het toekomstige traject van COVID-19 kan voorspellen. De Spaanse vastgoedmarkt is echter veerkrachtig gebleken in deze mondiale crisis en zal naar verwachting gedurende het hele traject naar wereldwijd herstel - wanneer dat ook moge zijn - veerkrachtig blijven.<\/p>\n\n\n<div style=\"height:37px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n<p><span style=\"color: #1c1599;\">Heeft u een woning te verkopen?
