COVID veroorzaakte een vertraging tijdens het laatste deel van 2019 en 2020, die evenzeer kan worden toegeschreven aan reisbeperkingen als aan onzekerheid over de post-pandemische toekomst van vastgoed. De belangstelling herstelde zich echter snel en in de zomer van 2020, tot in het laatste deel van 2021, stroomden de kopers met nieuw enthousiasme en gretigheid terug naar de Balearen om het isolement van eventuele nieuwe lockdowns te vermijden.<\/p>\n<p>\u00a0<\/p>\n<p>Wereldwijde trends hebben aangetoond dat er een nieuw type investeerder is ontstaan, een koper met specifieke eisen voor een lang verblijf of wonen en werken vanuit huis. De vastgoedmarkt van Ibiza heeft geprofiteerd van deze demografische verschuiving, gezien haar reputatie van villa's van hoge kwaliteit. Uitgerust voor het hedendaagse leven, bezetten deze huizen ook een van de meest begeerde bestemmingen van Europa. Ibiza is een klein eiland met een overvloed aan natuurlijke rijkdommen, zoals de stranden en de landelijke landschappen, maar het biedt ook gemakkelijk toegang tot het bredere scala aan voorzieningen op het buureiland Mallorca en tot de verfijning van steden op het vasteland, zoals Barcelona.<\/p>\n<p>\u00a0<\/p>\n<p>Luxe villa's op Ibiza worden gezien als een zeldzaam en kostbaar goed, waardoor ze de rijkste kopers aantrekken en resulteren in gemiddelde stijgingen van meer dan 20% op de prijzen per vierkante meter tussen 2019 en 2021. De duurste regio's op het eiland liggen rond Sant Joan in het noorden van het eiland, San Jose in het westen en Ibiza-stad in het oosten, hoewel de regio Santa Eulalia de grootste prijsstijgingen per vierkante meter tussen 2019 en 2021 heeft gezien. Industrie-insiders voorspellen een stabielere groei in 2022 als de haast om te ontsnappen aan de beperkingen in het verkeer afneemt. De vraag naar onroerend goed in Ibiza lijkt echter niet te zullen afnemen onder overzeese investeerders vanwege haar reputatie als de ultieme eilandretraite.<\/p>\n<p>\u00a0<\/p>\n<p>Ibiza heeft niet stilgestaan tijdens de pandemie en nieuwbouw van hoge kwaliteit en herstel van de infrastructuur hebben gezorgd voor een nog meer elitaire en chique plek om onroerend goed te bezitten. Nieuwe bedrijven, waaronder exclusieve hotels, restaurants, winkels en bars zijn opgedoken om internationale toeristen te verleiden, terwijl de rustigere vakantieseizoenen de prachtige natuurlijke omgeving van het eiland hebben verbeterd. Overzeese investeringen hebben de verkoop doen stijgen omdat mensen een aangenamere omgeving zoeken voor een betere manier van leven. Het enige obstakel voor potenti\u00eble kopers zou een daling van het aanbod kunnen zijn, aangezien de huidige eigenaars, ondanks hogere waarderingen, aarzelen om hun stukje paradijs te verkopen.
