Een programma van regeneratie en gentrificatie op Ibiza heeft een verandering teweeggebracht in de demografie van de bezoekers aan het eiland en als gevolg daarvan is de waarde van vastgoed blijven stijgen. De opwaartse trend is recentelijk aangedreven door de buitenlandse markt die weer vertrouwen krijgt om onroerend goed in Spanje te kopen.<\/p>\n<p>\u00a0<\/p>\n<p>In het vierde kwartaal van 2021 werden er 144.000 woningverkopen geregistreerd. Daarvan waren er zo'n 18.150 transacties, goed voor 12,6% van het totaal, afkomstig uit het buitenland. De belangrijkste kopers waren nog steeds de Britten, gevolgd door de Duitsers, Fransen, Marokkanen, Belgen en Zweden. Nieuwbouw van particuliere villa's met een prijs van meer dan drie miljoen euro en nieuwe appartementen van meer dan driehonderdduizend euro hebben de verkoop gedomineerd, terwijl de prijzen regionaal afhankelijk blijven.<\/p>\n<p>\u00a0<\/p>\n<p>Huizen in Formentera, bijvoorbeeld, kunnen gemakkelijk meer dan zeven miljoen euro kosten, terwijl appartementen in San Antonio nog steeds kunnen worden gekocht vanaf een startpunt van tweehonderdduizend euro. Er zijn verschillende redenen waarom investeringen in onroerend goed op Ibiza floreren. De opleving van het toerisme na de ellendige jaren van covid heeft geleid tot een sterke stijging van de vraag naar accommodatie. Luchtvaartmaatschappijen en touroperators verhogen hun inspanningen om bezoekers naar het eiland te brengen in 2022 en dit zal ongetwijfeld bijdragen aan de waarde van onroerend goed, met name panden met een toeristische licentie voor vakantieverhuur.<\/p>\n<p>\u00a0<\/p>\n<p>De grote financi\u00eble instelling Caixabank voorspelt een stijging van de huizenprijzen met 4% in vergelijking met vorig jaar en een vergelijkbaar cijfer voor 2023. Eind vorig jaar bedroeg de EURIBOR, die de rente bepaalt, -0,5%, waarmee zes opeenvolgende jaren met een negatieve waarde werden afgesloten. Als de EURIBOR, zoals voorspeld, op -0,03% blijft, zal een renteverhoging door de Europese Bank uitblijven en zullen er, ondanks de voorspelde inflatiestijging van 3%, nog steeds goedkope hypotheken beschikbaar zijn.<\/p>\n<p>\u00a0<\/p>\n<p>Ook buitenlandse kopers en makelaars zullen de gevolgen ondervinden van de nieuwe huisvestingswet die in 2022 door de Raad van Ministers van de Spaanse regering moet worden goedgekeurd. De nieuwe verordeningen zullen onder meer de invoering van een toeslag op leegstaande woningen, een toewijzing van 30% van nieuwe residenti\u00eble ontwikkelingen als betaalbare huisvesting en inkomstenbelastingprikkels voor kleine landeigenaren omvatten. Voor de uitvoering van de nieuwe wetten zal echter een overgangsperiode van 18 maanden gelden, waardoor zij pas in 2023-2024 volledig in werking zullen treden.<\/p>\n<p>\u00a0<\/p>\n<p>De combinatie van deze factoren maakt de aankoop van onroerend goed in 2022 tot een aantrekkelijk vooruitzicht en met de prognoses van deskundigen uit de sector, de Uni\u00f3n de Cr\u00e9ditos Inmobiliarios (UCI) en de Spaanse Internationale Vastgoedalliantie (SIRA), dat de huizenprijzen op de Balearen dit jaar met maximaal 8% zullen stijgen, ziet het ernaar uit dat de opwaartse trend van buitenlandse investeringen zal aanhouden.<\/p>\n\n\n<div style=\"height:37px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n<p>\u00a0<\/p>\n<p><span style=\"color: #1c1599;\">Heeft u een woning te verkopen?
