De in oktober gepubliceerde cijfers laten een voortzetting zien van de trend naar de aankoop van nieuwbouwwoningen, het lijkt erop dat deze nog steeds het favoriete onroerend goed zijn voor veel kopers. Er is<span class=\"Apple-converted-space\">\u00a0<\/span>Er is echter enige bezorgdheid over de discrepantie in waarde tussen nieuwbouw of off-plan woningen en de waarde van hun doorverkoop equivalenten.<\/p>\n<p>Een belangrijke overweging voor potenti\u00eble investeerders in gloednieuwe huizen is de lengte van de tijd dat het eigendom van de koper blijft, aangezien er vaak een aantal jaren verstrijkt voordat een woning een fatsoenlijk rendement op de initi\u00eble investering oplevert. Dit is van weinig belang voor kopers die een permanente verblijfplaats of een vakantiehuis voor de lange termijn in Spanje willen, omdat de waarden hun opwaartse trend lijken voort te zetten. Aanbod van<span class=\"Apple-converted-space\">\u00a0<\/span>De vraag naar wederverkoopwoningen in heel Spanje is over het algemeen hoger dan die naar nieuwbouwwoningen en de vraag naar dergelijke woningen is afgenomen door de grotere belangstelling voor wederverkoopwoningen, wat resulteert in een realistischere aankoopwaarde.<\/p>\n<p>Als we kijken naar hoe de vastgoedmarkt op de Balearen zich verhoudt tot de rest van Spanje, mogen we niet vergeten dat, vanwege de populariteit van de eilanden als vakantiebestemming, een hoog percentage van de investeerders in onroerend goed van overzee komt en dit feit wordt weerspiegeld in de prijzen van vakantiewoningen. Afhankelijk van de locatie en de staat van de woning varieerden de gemiddelde prijzen deze zomer van 2.200 euro per vierkante meter tot meer dan 8.300 euro.<span class=\"Apple-converted-space\">\u00a0 <\/span><\/p>\n<p>In augustus gepubliceerde cijfers uit een onderzoek van een toonaangevend vastgoedportaal gaven aan dat de prijzen per vierkante meter op het hele eiland Ibiza alleen vergelijkbaar zijn met de zeer gewilde regio's in het zuidwesten van Mallorca en Palma, terwijl de prijzen op Menorca relatief gelijk zijn over het hele eiland en vergelijkbaar met die in de goedkopere regio's van Mallorca. Ibiza is het kleinste eiland van de Balearen en is een luxe eiland,<span class=\"Apple-converted-space\">\u00a0<\/span>heeft ongeveer 80% van zijn eigendommen te koop in de hoogste prijsklasse.<\/p>\n<p>Menorca, aan de andere kant, heeft slechts 10% aan eigendommen die zijn geclassificeerd als luxe woningen, terwijl Mallorca daar ergens tussenin valt met 50% aan eigendommen in de high-end categorie. Op alle drie de eilanden is er een opvallend kleiner aanbod van vakantiehuizen in de noordelijke gebieden. Op Ibiza is het gebied Sant Joan goed voor slechts 4%,<span class=\"Apple-converted-space\">\u00a0 <\/span>Het noorden van Mallorca heeft slechts 10% te koop staande eigendommen en het noorden van Menorca 12%. Samen hebben de Balearen meer dan 1.100 km kustlijn en de hoogste toeslagen voor directe kust- of strandlocaties bleken op Mallorca te liggen.<span class=\"Apple-converted-space\">\u00a0 <\/span>met een toeslag van gemiddeld<span class=\"Apple-converted-space\">\u00a0<\/span>4.700\u20ac per vierkante meter.<\/p>\n<p>Al met al blijft de vraag naar onroerend goed hoog op zowel Mallorca als Ibiza, met een belangrijk verschil.<span class=\"Apple-converted-space\">\u00a0I<\/span>n Mallorca hebben onderzoeken geen regionale focus in de verkoop van onroerend goed aangetoond. De finca op het platteland lijkt net zo gewild te zijn als het appartement in de oude stad in Palma of een villa aan zee. Op Ibiza is de vraag momenteel veel groter dan het aanbod en er wordt verwacht dat de prijzen zullen blijven stijgen. Gezonde vooruitzichten dus voor de vastgoedmarkt op de Balearen nu we in de buurt komen van<span class=\"Apple-converted-space\">\u00a0<\/span>Aan het eind van het jaar en met nog meer projecten die in de winter afgerond moeten worden, lijkt het erop dat dit het moment is om te overwegen om te investeren in een Ibiza-object, hetzij als woning voor het hele jaar of als vakantiehuis op een van deze idyllische en altijd populaire eilanden.<\/p>\n<p>&nbsp;<\/p>\n<h5>Heeft u een woning te verkopen?
