De cijfers zijn bemoedigend en hoewel ze onderhevig zijn aan enkele regionale schommelingen, zijn ze vooral goed nieuws voor de Balearen, waar een stijging van 28% werd waargenomen. Malaga, Alicante en Barcelona voerden de weg aan wat betreft het volume van de huizenverkoop, terwijl de vraag hoog was in Madrid, de mediterrane kustgebieden en de eilanden. De huizenprijzen stegen met 8% op de Canarische Eilanden, terwijl Madrid een waardestijging zag van 5%. en de Balearen samen met Cataloni\u00eb een stijging van 3%. De Balearen laten een groei van de markt zien die 8% hoger ligt dan het Spaanse nationale gemiddelde, wat bevestigt dat de eilanden een constant gezonde investering blijven en een sleutelelement vormen voor het herstel van de Spaanse vastgoedmarkt.<\/p>\n<p>&nbsp;<\/p>\n<h5><span style=\"color: #333399;\">Onroerend goed huren<\/span><\/h5>\n<p>&nbsp;<\/p>\n<p>Na een topzomer voor het toerisme zullen veel eigenaren van onroerend goed op de Balearen de mogelijkheid overwegen om hun huis klaar te maken voor verhuur aan derden in 2017. Om direct aan vakantiegangers te verhuren is een toeristenvergunning nodig. De Balearen worden algemeen beschouwd als ingewikkeld en beperkend in vergelijking met andere gebieden, maar zolang aan bepaalde criteria wordt voldaan en met de juiste begeleiding, kan verhuur een haalbare en zeer winstgevende optie zijn. Om een vergunning te krijgen moet de eigenaar of de advocaat van de eigenaar plattegronden en ander relevant papierwerk voorleggen aan de plaatselijke toeristische autoriteiten. Het moet gaan om een vrijstaand of halfvrijstaand huis met een minimum van drie personen per badkamer. Zodra de goedkeuring is gegeven, kan de vergunning onmiddellijk worden verleend en is deze van toepassing op het huis, niet op de eigenaar.<\/p>\n<p>&nbsp;<\/p>\n<p><a href=\"https:\/\/www.everythingibiza.com\/nl\/property-details.php\/?id=725\" target=\"_blank\" rel=\"noopener noreferrer\"><img decoding=\"async\" class=\"aligncenter wp-image-324 size-full\" src=\"https:\/\/everythingibiza.com\/blog\/wp-content\/uploads\/2016\/11\/November-Blog-Ibiza-Villa-Property.jpg\" alt=\"November blog with property news by everything ibiza properties\" width=\"700\" height=\"467\" \/><\/a><\/p>\n<p style=\"text-align: center;\"><a href=\"https:\/\/www.everythingibiza.com\/nl\/property-details.php\/?id=725\">Getoonde woning ref. 725<\/a><\/p>\n<p>&nbsp;<\/p>\n<p>Het moet na 6 jaar worden verlengd en als onderdeel van de toeristische licentieovereenkomst moet de huiseigenaar een aantal diensten leveren die vergelijkbaar zijn met die van een hotel. De eigenaar is ook verplicht om de klanten BTW in rekening te brengen, elk kwartaal inkomstenbelastingaangifte te doen en de belasting terug te betalen aan de staat. Rijtjeshuizen en appartementen kunnen geen toeristenvergunning krijgen, maar kunnen worden geclassificeerd als kortetermijnverhuur onder de voorwaarden van de Spaanse huurwet. In een kortetermijnverhuur van dit type kunnen geen toeristische diensten worden aangeboden, kan de woning niet worden geadverteerd via een touroperator en kan geen btw in rekening worden gebracht. De woning moet een zorgvuldig opgesteld contract hebben waarmee vastgoedinspecteurs kunnen vaststellen dat de woning voldoet aan de criteria van de Spaanse huurwet en niet voor andere doeleinden wordt gebruikt. In alle gevallen is het natuurlijk van cruciaal belang dat professioneel advies wordt ingewonnen, dat alle inkomsten uit verhuur worden aangegeven en dat de relevante inkomstenbelasting wordt betaald.<\/p>\n<p>&nbsp;<\/p>\n<h5>Heeft u een woning te verkopen?
