Het herstel wordt volgens de krant aangedreven door de buitenlandse vraag, omdat de internationale interesse opnieuw werd aangewakkerd lang voordat Spaanse kopers voldoende vertrouwen kregen in de markt na de financi\u00eble crisis van 2007\/2008. De Britten zijn nog steeds de belangrijkste klant van Spanje, ondanks Brexit, maar veel andere landen, waaronder Belgi\u00eb en de Scandinavische landen, zijn de kloof aan het dichten.<span class=\"Apple-converted-space\">\u00a0 <\/span><\/p>\n<p>Lokale inwoners kopen nu weer, met 34% van tweedehuiseigenaren<span class=\"Apple-converted-space\">\u00a0 <\/span>van plan om de vruchten te plukken door vakantieverhuur aan te bieden. Dit staat tegenover slechts 7% voor woninghuur en kan problematisch zijn voor de lokale bevolking die een huis wil huren, vooral voor diegenen die zich zorgen maken over werkzekerheid en lonen. Volgens lokale agenten geven buitenlandse investeerders de voorkeur aan villa's en twee-onder-een-kapwoningen, terwijl 75% van de Spanjaarden appartementen koopt. Uit dezelfde gegevens blijkt dat de meeste investeerders tussen de \u20ac 100.000 en \u20ac 200.000 betalen voor een woning, maar dit kan veel meer zijn voor Duitsers, Russen en kopers uit Scandinavische landen, die de grootste uitgaven doen als het gaat om Spaans onroerend goed.<\/p>\n<p>&nbsp;<\/p>\n<h2><span style=\"color: #333399;\">Hoe nieuwe wetgeving uw huurwoning be\u00efnvloedt<\/span><\/h2>\n<p>&nbsp;<\/p>\n<p>Omdat deze zomer een recordaantal mensen de Balearen zal bezoeken, zullen particuliere woningen een essenti\u00eble aanvulling blijven vormen op de offici\u00eble vakantieaccommodatie, vooral tijdens het hoogseizoen. Onder de toeristische wet van 2012 waren toeristische vergunningen alleen toegestaan voor vrijstaande huizen, semi's en herenhuizen, terwijl appartementen en rijtjeshuizen niet geschikt werden geacht voor vakantieverhuur.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p>Het was echter wel mogelijk om een appartement te verhuren onder een huurcontractwet die een heel ander pakket niet-toeristische eisen stelde. De nieuwe wet, die op 1 augustus vorig jaar werd ingevoerd, schortte de toekenning van nieuwe toeristische vergunningen vanaf het begin op, waardoor <a href=\"https:\/\/www.everythingibiza.com\/nl\/holiday-property.php\/\">vakantieverhuur<\/a> voor die eigendommen die officieel een vergunning hadden gekregen of die een geldige aanvraag hadden ingediend v\u00f3\u00f3r 1 augustus 2017. De bevriezing van nieuwe licenties blijft van kracht totdat de autoriteiten elk Balearen-eiland hebben verdeeld in zones die zullen bepalen of toeristische verhuur kan plaatsvinden binnen een bepaald gebied, en het type woning dat geschikt wordt geacht voor verhuur binnen die zone. <span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p>Uitsluitingsgebieden en beschermde plattelandsgebieden zijn beide regio's waar vakantieverhuur onder geen beding is toegestaan.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p>De nieuwe wet erkent de noodzaak van verhuur van verschillende soorten eigendommen. Gespecificeerde types zullen de mogelijkheid hebben om een toeristische vergunning te krijgen, zolang ze geacht worden te zijn gelegen in een gebied dat toeristische verhuur voor dat specifieke type onroerend goed kan ondersteunen.
