De verkoop van nieuwe woningen steeg in heel Spanje met 7% tot 8.303 in mei, terwijl<span class=\"Apple-converted-space\">\u00a0<\/span>De wederverkopen stegen in dezelfde periode met een bescheidener, maar nog steeds indrukwekkende 5% tot 38.874. De informatie is afkomstig van aankopen<span class=\"Apple-converted-space\">\u00a0<\/span>ingeschreven in het Kadaster, waar werd geregistreerd dat 42.708 Spaanse huizenverkopen<span class=\"Apple-converted-space\">\u00a0<\/span>geregistreerd in april 2018.\u00a0<span style=\"font-size: 14px;\">Dit stijgt tot<\/span>\u00a0<span style=\"font-size: 14px;\">47.177 als de gesubsidieerde woningen worden meegerekend. Off-plan woningen zijn niet opgenomen in deze statistieken, hoewel ze nu een van de meest groeiende sectoren van de Spaanse vastgoedmarkt vertegenwoordigen. <\/span><\/p>\n<p><span style=\"font-size: 14px;\">De grootste groei in vastgoedaankopen werd gezien in gebieden zoals Alicante aan de Costa Blanca, waar er een stijging was van zo'n 18%, terwijl de regio Cataloni\u00eb, waar veel populaire toeristische bestemmingen liggen, slechts een groei zag van 3% en onze eigen Balearen eigenlijk een lichte daling zagen in de verkoop van huizen van 1%. De redenen voor de daling van de kopersactiviteit op de Balearen kunnen voorlopig alleen een bron van speculatie zijn, hoewel het eerlijk is om te zeggen dat het begin van het jaar altijd een licht gedeprimeerde vastgoedmarkt in deze regio te zien geeft. <\/span><\/p>\n<p><span style=\"font-size: 14px;\">De belangstelling voor de aankoop van onroerend goed lijkt aan te trekken en is op zijn hoogtepunt<\/span>\u00a0<span style=\"font-size: 14px;\">nu het seizoen ten einde loopt. De vraag is zeker nog steeds hoog en veel van de interesse komt nu van de lokale bevolking, hoewel van de 4.030 transacties van januari tot maart 2018, 1.357 internationale investeerders betrof. Een bemoedigende stijging van de gemiddelde huizenprijzen met meer dan 8% tijdens het eerste kwartaal van 2018 kan verkopers in spe ervan hebben overtuigd om te wachten op het optimale moment om hun eigendom op de markt te brengen. <\/span><\/p>\n<p><span style=\"font-size: 14px;\">De nieuwe verhuurwetgeving heeft eigenaren ook meer mogelijkheden gegeven om inkomsten uit hun investering te genereren. Een daling van de omzet kan worden gezien als goed nieuws voor de eilanden, omdat het zal helpen om de bevolkingsstroom tussen zomer en winter in te dammen, vooral op Ibiza, Menorca en Formentera, die momenteel vooral worden gezien als zomervakanties.<\/span>\u00a0<span style=\"font-size: 14px;\">bestemmingen, ondanks een aangenaam winterklimaat en voldoende infrastructuur om het hele jaar door te wonen. <\/span><\/p>\n<p><span style=\"font-size: 14px;\">De ex=pat gemeenschap van inwoners op de Balearen bedraagt in totaal meer dan 146.000, wat neerkomt op ongeveer 13,2% van de bevolking. De grootste groepen komen uit Duitsland en het Verenigd Koninkrijk, met respectievelijk 27.700 en 24.000. Itali\u00eb heeft meer dan 20.000 van haar burgers op de Balearen wonen, terwijl landen zoals<\/span>\u00a0 <span style=\"font-size: 14px;\">In Roemeni\u00eb en Bulgarije is het repatri\u00ebringspercentage sterk gestegen. Buitenlandse investeerders, of ze nu van plan zijn om op de eilanden te gaan wonen of een vakantiehuis te kopen, doen er goed aan om beschikbaar onroerend goed te kopen.<\/span>\u00a0<span style=\"font-size: 14px;\">nu om de vruchten te plukken van een tijdelijke kopersmarkt. <\/span><\/p>\n<p><span style=\"font-size: 14px;\">Overzeese investeringen maken nog steeds zo'n 33,7% uit van de vastgoedmarkt op de Balearen en het vertrouwen is groot.
