Volgens gegevens gepubliceerd door het Nationaal Instituut voor de Statistiek (INE) waren er 38.621 Spaanse woningverkopen geregistreerd in de periode tot 11 september. Dit cijfer stijgt tot 42.766 als de gesubsidieerde woningen (VPO's) worden meegerekend.<\/p>\r\n<p>De bevindingen wijzen op een sterke groei in de meeste gebieden van Spanje, met als opmerkelijke uitzondering enkele vakantiebestemmingen, waaronder de Canarische Eilanden en de Balearen. Dit kan te wijten zijn aan een tekort aan beschikbare woningen tegen betaalbare prijzen. De vastgoedprijzen op de Balearen zijn zeker gestaag blijven groeien met een stijging van 4% in de 12 maanden tot november, maar dit cijfer is iets lager dan het nationale gemiddelde van 5%.<\/p>\r\n<p>Er bestaat echter geen twijfel over dat woningen aan de kust op de Balearen en de Canarische Eilanden samen met woningen in grote steden zoals Barcelona en Madrid het meest gewild zijn. De Balearen en Canarische Eilanden hebben de grootste groei in onroerend goed prijzen sinds het einde van de recessie in 2014, een stijging van bijna 20% over de periode van vier jaar.<\/p>\r\n<p>De vastgoedwaarden zijn nog steeds veel lager dan voor de financi\u00eble crisis met Spaanse huizenprijzen die over het algemeen bijna 35% lager zijn dan in 2007. De Balearen en Canarische Eilanden hebben echter een totale daling van slechts 22% gezien in vergelijking met 2007. De vastgoedmarkt ziet er over het geheel genomen goed uit voor de Balearen met als enig overblijvend probleem voor ontwikkelaars en makelaars het op peil houden van het aanbod. De huurmarkt is ongetwijfeld ook blijven bloeien ondanks de nieuwe wetgeving die gericht is op het inperken van ongeoorloofd toerisme in particuliere accommodaties.<\/p>\r\n<p>Ondanks de zorgen over Brexit waren kopers uit het Verenigd Koninkrijk nog steeds de grootste nationaliteit om te investeren in Spaans onroerend goed, met een aandeel van 16% in de verkoop in het derde kwartaal van 2018. In Murcia was maar liefst 57% van alle buitenlandse vastgoedinvesteringen Brits. De volgende grootste kopers waren de Fransen met 8%, slechts de helft van het volume van de Britse verkoop, gevolgd door Duitsland met 7% en Belgi\u00eb met 6%.<\/p>\r\n<p>Onlangs is er ook goed nieuws geweest voor potenti\u00eble hypotheekhouders in Spanje, wat investeerders die kapitaal nodig hebben om te kopen vertrouwen kan geven. Spanje is bekritiseerd omdat het zo traag is met het implementeren van de uitspraak van het Europese Hof over de illegaliteit van hypotheken met bodemclausules. Dergelijke clausules hebben veel Spaanse hypotheekhouders met een enorme schuld opgezadeld en hebben geleid tot woekertarieven en aflossingen.<\/p>\r\n<p>Het land heeft de opdracht gekregen om het beleid van de Europese Unie uit te voeren of boetes van 100.000 euro per dag te krijgen totdat de wet is aangenomen. De nieuwe wetgeving zal ook de periode van wanbetaling bij hypotheken verlengen voordat een bank opnieuw beslag kan leggen, van de 3 maanden die momenteel de wet is in Spanje naar de huidige Europese norm van 12 maanden of 3% van het kapitaal. Veranderingen in deze wetten zullen meer investeerders die visionair zijn, maar geen risico's nemen, inspireren om hun dromen met meer gemoedsrust te financieren.<\/p>\r\n<p>Goed nieuws voor investeerders, zeker, maar ook voor de Spaanse economie in het algemeen. Het niveau van huizenbezit is een van de belangrijkste indicatoren van de nationale rijkdom en de vraag naar onroerend goed zal de industrie stimuleren om te produceren. Het tekort aan huizen is de belangrijkste oorzaak van de daling in de verkoop op de Balearen, dus gewapend met de steun van de Europese Unie zullen potenti\u00eble kopers, met gunstigere hypotheekvoorwaarden, de drijvende kracht achter toekomstige groei en ontwikkeling zijn.<\/p>\r\n\r\n\r\n\r\n\r\n\r\n\r\n\r\n<p>&nbsp;<\/p>\r\n<h5 class=\"wp-block-heading\">Heeft u een woning te verkopen?
