Als gevolg van de wetgeving die de Spaanse regering afgelopen november heeft ingevoerd, zijn banken en niet de kredietnemers nu zegelrecht (AJD) verschuldigd, dat ongeveer 2 tot 2,5% van de aflossingswaarde uitmaakt. De Euribor van de Europese Centrale Bank, die de hypotheekrente in Spanje ondersteunt, is ook laag en bedroeg in juni slechts 0,11%.<span class=\"Apple-converted-space\">\u00a0<\/span>\n\nDeze factoren hebben geleid tot een hernieuwd enthousiasme onder kredietverstrekkers om te concurreren voor buitenlandse investeringen, waardoor sommige banken nu aanbieden om een groter deel van de kosten van de hypotheekaanvraag voor potenti\u00eble kopers voor hun rekening te nemen. Het leenstelsel in Spanje verschilt van dat in het Verenigd Koninkrijk en andere landen omdat het werkt op basis van een schuld\/inkomensverhouding zonder het gebruik van inkomensveelvouden bij de berekening van de betaalbaarheid.<span class=\"Apple-converted-space\">\u00a0<\/span>\n\nEen Spaanse bank zal tot 70% van de waarde van het onroerend goed lenen aan een niet-ingezetene, afhankelijk van het financi\u00eble profiel van het individu, maar er moet rekening mee worden gehouden dat de aankoopkosten van ongeveer 10 tot 15% de waarde van de hypotheek ten opzichte van de prijs van het onroerend goed zal doen dalen tot ongeveer 55%. Buy-to-let en interest only hypotheken zijn in Spanje niet beschikbaar, maar de banken gaan steeds meer hypotheken met een vaste rente aanbieden, naast hypotheken met een variabele rente, die vroeger bijna altijd de enige optie waren voor buitenlandse kopers.<span class=\"Apple-converted-space\">\u00a0 <\/span>Vaste hypotheekrentes liggen momenteel tot 1% hoger dan hun variabele tegenhangers, maar vormen een lagere risicofactor omdat ze constant blijven gedurende de looptijd van de lening. <span class=\"Apple-converted-space\">\u00a0<\/span>\n\nVariabele tarieven kunnen echter gunstig zijn voor klanten die hun hypotheek vervroegd willen aflossen, omdat de huidige rentetarieven laag zijn en als een overeenkomst zonder kosten voor vervroegde aflossing kan worden gesloten, kunnen de tarieven zo laag zijn als 1,4% op het uitstaande saldo totdat de schuld is afgelost. Britse beleggers kunnen het ook verstandig vinden om in euro te lenen terwijl het pond zwak is, zodat de lening volledig kan worden afgelost wanneer de wisselkoersen een positieve wending nemen. <span class=\"Apple-converted-space\">\u00a0<\/span>\n\nDe vaste tarieven zijn afhankelijk van het geleende bedrag en de criteria van de in aanmerking komende cli\u00ebnt, maar het is vrij gebruikelijk om 2,4% over 20 jaar of 2,65% over 25 jaar te krijgen voor hypotheken tot 200.000\u20ac. Deze tarieven kunnen met ongeveer 0,2% worden verlaagd als de waarde van de hypotheek aanzienlijk hoger is. Het is goed te beseffen dat Spaanse banken geen hypotheken verstrekken voor nieuwbouw, dus aanvragen kunnen worden uitgesteld in afwachting van de taxatie bij oplevering van het pand. <span class=\"Apple-converted-space\">\u00a0<\/span>\n\nDit betekent dat alle initi\u00eble aankoopkosten contant moeten worden betaald door de investeerder. Andere kosten waarmee rekening moet worden gehouden bij de aankoop van onroerend goed in Spanje zijn: taxatiekosten, notariskosten, registratierechten en hypotheekakten, maar als het om bedragen van meer dan 250.000 euro gaat, zullen sommige banken er nu mee instemmen deze kosten te dekken, wat neerkomt op een besparing van meer dan 2.000 euro. Dit concurrerende klimaat zal buitenlandse investeerders een grotere toegang tot de Spaanse vastgoedmarkt bieden en er is geen beter nieuws voor iedereen die droomt van een eigen huis in Spanje.<span class=\"Apple-converted-space\">\u00a0<\/span>\n\nEr is ook goed nieuws voor huidige hypotheekhouders die niet in Spanje wonen, aangezien banken in Spanje voor het eerst in de geschiedenis klanten die een vaste rente betalen een herschikking tegen een lagere rente aanbieden. Dit zijn bemoedigende signalen voor degenen die een hypotheek op onroerend goed in Spanje willen nemen. Het enige wat u moet onthouden is dat u deskundig advies en hulp moet inwinnen om het proces om eigenaar te worden van Spaans onroerend goed te versnellen.\n<h5><\/h5>\n<h5><\/h5>\n<h5>Heeft u een woning te verkopen?
