It is one of the first questions serious buyers ask when they start looking at property in Ibiza – poolside or beachfront?

Do you want to wake up to the sound of the sea, steps from the beach, with the Mediterranean filling the window? Or do you want privacy, space, pine trees, and a hillside pool with panoramic views?

The honest answer is that both are extraordinary. The more useful answer is that they suit different people, lifestyles, and budgets.

Here is how to think about it.

The appeal of coastal property

There is something about being close to the water in Ibiza that is difficult to replicate anywhere else.

The light changes constantly. The sea shapes the rhythm of the day. In the evenings, villas along the south-west coast offer some of the most dramatic sunsets in Europe.

The municipality of Sant Josep has become the island’s most sought-after address for coastal living. Areas such as Cala d’Hort, Es Cubells, Cala Conta, and Cala Jondal attract buyers looking for clifftop villas, sea access, panoramic views, and prestige.

The pricing reflects that demand.

Frontline and near-frontline properties in these areas regularly sell between €3 million and €10 million. Exceptional homes can achieve far higher prices. Average prices per square metre in the south-west coastal belt sit at the upper end of Ibiza’s market, which averages around €12,000 per square metre in 2026 depending on property type.

Why coastal homes command a premium

What buyers are really paying for is scarcity.

There is only a limited amount of genuine coastal land on Ibiza, and development restrictions are tight. New waterfront construction is rare and heavily regulated. The best-positioned properties are unlikely to be replaced.

That scarcity has helped prime coastal villas consistently outperform the wider market over time.

However, buyers should also think honestly about privacy and seasonal activity.

Properties close to popular beaches naturally experience more movement during summer. A villa that feels completely secluded in October can sit near a much busier environment in August.

For many owners, that energy is part of Ibiza’s appeal. For those planning to live on the island year-round, it is an important consideration.

The case for inland villas and fincas

Inland Ibiza is not a compromise. For many buyers, it is the preferred lifestyle.

The island’s interior and hillside areas, particularly around Sant Josep, Santa Gertrudis, and the northern municipalities, offer something coastal homes rarely can: genuine peace and scale.

A hillside villa with mature gardens, a large pool, and distant sea views often delivers what many people imagine when they picture Ibiza.

Traditional fincas sit naturally within this landscape. These stone farmhouses range from rustic renovation projects to beautifully restored homes that combine historic character with modern comfort.

They also tend to offer larger plots, greater privacy, and a stronger connection to the island’s heritage.

Pricing and rental considerations

The price gap between inland and coastal property remains significant, although it has narrowed in recent years.

Inland areas such as Santa Gertrudis have seen strong appreciation, with some pockets now approaching coastal pricing. Even so, inland markets still offer more opportunities for value, particularly for buyers open to renovation projects or longer-term investment horizons.

Rental performance also differs.

Coastal villas with tourist licences and direct sea access usually achieve the strongest short-term rental yields. Holiday demand and beach proximity continue to command a premium on platforms such as Airbnb.

Inland villas with pools and privacy can also perform well, but the rental ceiling is generally lower.

For buyers focused primarily on personal enjoyment rather than rental returns, that distinction matters less.

What this decision is really about

Poolside or beachfront is ultimately a lifestyle decision.

If you picture mornings in the sea, lunches at beach clubs, and sunset views from the terrace, coastal Ibiza is probably the right fit.

If you imagine long dinners under the stars, quiet countryside drives, and a pace of life that genuinely slows down, inland Ibiza may suit you better.

Interestingly, many buyers change their minds once they begin viewing properties in person. Homes they expected to love can feel less compelling than areas they had barely considered.

That is one reason local knowledge matters so much when buying on the island.
